10 Tips to consider when selling your home

As a local Real Estate Broker and property owner I wanted to create and easy to do list for clients considering a sale whether it’s an apartment or townhouse the steps are easy to follow and make a bug difference to the people looking to buy a home.

1-Hire a professional to sell your home-my suggestion is you meet with 3 agents maybe one is someone you know, one may be random and one may be a referral, mix it up try a boutique firm, a medium sized firm and a large firm and compare and ask questions, once you are done align with the profesisonal that you feel speaks your language, knows Real Estate has sold homes before and is ethical and forthcoming, remember this is a relationship and it’s like finding a team member. YOU have to be able to communicate with the agent, openly and honestly.

2- DeClutter – OMG and EAGADS is what comes to mind first – but take a deep breathe set the intention and get it done, when we say declutter we mean it – remove those papers and books that you have stock piled in the corners of every room, place all laundry in proper areas , clear off all counter tops , Clutter to a a buyer represents lack of space – so open up the space by removing items you do not need on a daily basis.

3-Loose doorknobs,hinges and the likes – to a buyer a simple loose doorknob gives the impression that the home may not be cared for, if there are loose items they will begin to think “hmmm what elese is wrong with this place” we do not want to make a lasting negative impression so break out the screw driver and get it done.

4-Scuff marks or old plaster cracks some homes have plaster walls – plaster cracks and therefore leaves a hairline crack which for the buyer appears to be a crack in the wall, and OMG the house is not stabke, and why allow the run away train to keep running-put on the breaks and fix that up its a little bit of elbow greese remove the scuffs and hairline cracks.

5-Windows – everyone likes for light to stream in and not to look out through a cloudy glass – get the windows cleaned – hire your local window cleaner to come every 2 weeks to give it a once over for those of us that live in the city or every 3 weeks if you live outside the city, now how nice is that – clean , clear windows to look out and admire the view you rave about!

6-Cleaning – we know how much you love scruffy and fido, and so do we but someone who is buying maybe sensitive to pet dander – so whether you have pets or not, give the place a deep cleaning before hitting the market – you only get one shot at a first impression – make it a positive – and lasting one.

7-Paint – I know I know the big bad (expense) curse word..BUT it doesn’t have to be. Hire someone local that has many references and get that purple wall painted white or any other neutral color, when buyers enter a home that THEY may purchase the buyer needs to be able to envision living there and although we LOVE colors, this is that one moment in time when neutral works better. So, paint those walls and let the place look amazing.

8-Staging – for some homes I highly recommend staging especially if your home has that 1950’s design, and there is nothing wrong with the 50’s other than the age, so remove some furniture out and place in storage for the time period of the sale and rent or buy some new stuff to spruce up the place and bring it to to date. I highly recommend consulting with an expert in this field.

9-Plants and Flowers – Well everyone loves to see living things – bright and colorful so if you have a garden or window box’s head to your local nursery or Home Depot, and pick up some seasonal plants and place them at the entrance or in the flower box’s…feel free to bring some green inside the home too – Plants work amazing with people and the green color lightens up any dark room.

10-Review the marketing material with your agent and schedule that first open house together this is team work. Hit the market hard and make a dent.

Spring market..

Well I am sure you are all wondering what type of market will we have this spring? So many stories, and yes that is exactly what they are stories .. There is always an uptick in the Spring, whether it’s a small one or big one there is always more movement in the spring, people like to hibernate in the winter months, the majority prefer to sleep in and be lazy and conserve energy since the cold weather can wipe you out.

The Spring just like a spring rejuvenates and brings us into action, Real Estate is always moving – Spring ,Summer ,Winter or Fall – I believe we will have a healthy stable Spring market I do not anticipate a HUGE SPIKE in the areas that have peaked but I do expect a very stable increase in the areas just rising.

I love the Spring, the colors, the sun and the ability to walk around with just a light jacket. The Spring makes things really look better, makes people feel better and when we feel better we are able to focus and make great decisions.

Leadership…what is missing in Real Estate ?

Well you know how I feel about that in case you do not, let me share something with you. Not only will this word be over used and dragged through the industry until we want to puke, you are either a leader or not, this is something that is inside of you. Some of us need more to time to bring it to the surface where-as others can just wake up and serve.

Leadership as defined online: the action of leading a group of people or an organization.

Hmmm, that in and of itself may be true as an action, so many leaders think they lead because they can say it in the physical sense but do they actually own it. Do they feel it.?

In order to be an effective leader you must own it, mean what you say, say what you mean. You must have vision, empathy, passion ..to name just a few traits that are imperative in leadership. The ability to feel people, hear people and understand people ..these attributes make for great leadership. The ability to articulate in a way that most people understand, to relate to the individual at hand ..to cultivate, to navigate to challenge and support that is leadership. The missing element in most large organizations is that yes the department heads are considered leaders, the brand is leading the way not the person. THE BRAND is taking them to the next level but the brand does not have abilities. It always comes down to the people.

Leadership positions -will always exist, there will always be great leaders big and small, some become public advocates, some just become leaders of opposition and that is where they hang their hats but the true leaders – we inspire – we motivate – we grow people – personally and professionally that is what is missing, the one on one, the people factor – being tribes people the human always seeks groups, organizations and religions to be a part of, to be included , to be one with something – sometimes they leave to start their own tribe. That is what I did, I left to start my own tribe of Highly Sensitive Real Estate Professionals and create my own organization of people who want to serve, be of service and be present in this moment, where I offer the support that they need, the guidance and the ability to sit with them and watch them grow – to grow with them as they grow and share success in whichever way it appears.

The importance of Collaboration

Collaboration: The action of working with someone to produce or create something. As defined in the online dictionary.

Hmmm…. collaboration .. an old art, that really needs to become part of the way WE as professionals operate. It needs to be ingrained in our every decision, our thought pattern and our actions. The unfortunate truths are that in my Industry Real Estate professionals rather not collaborate ..or co-operate. There seems to be a disconnect there.

Collaboration – sharing information so that WE can create something together. You have a listing, you are in contract I need some information that will better serve the public. Without breaking any laws, we can work together to have a more positive outcome.

You may list a home, I may have the right buyer for it..you may feel you don’t need me to make the sale that may be true, however I need to collaborate with you to create an amazing experience for the customer- that may just simply be a customer service experience, we can together make the experience amazing or you can reject me and the buyer and leave a very negative impression. So when a sales agent calls just be nice, share the information even if you are not co-brokering offer to make a great experience and invite them anyway to your open house – what harm can come of it – you might get a deal and only offer a referral fee for a buyer you would maybe not even get. Collaboration is also working with people in other fields where you can host a breakfast together on home safety tips, or financing or insurance the list is endless ..Think about that for a minute..and let’s not forget it takes a village.

This applies to all of us, whether its someone asking you for directions or lost or not sure where 5th Avenue is – or what the next train stop is.. collaboration for the sake of it can be as simple as creating a great experience for someone. I love it when Agents in my Industry call upon me for my input – they do call from Compass from Elliman, they want advice or insight – I could easily say – HEY you work at the top firms in NYC – call someone there – but I do not, I love collaboration, I love to share what I know and If I can help someone, anyone whether its in my arena or not I will. There simply is no harm that can come from that, only good. POSITIVE reviews and feedback. So the next time someone calls you – STOP the nonsense and just collaborate – whether its for comp purposes or co-brokering there is no need for greed. Obsessed or Passionate

Well according to the  Dictionary this is the definition of obsessed : preoccupy or fill the mind of (someone) continually, intrusively, and to a troubling extent.

Passionate: showing or caused by strong feelings or a strong belief.

Some people believe that in order to be successful you must be obsessed with what you do or how you do it. I have an issue with the word obsessed and I would hate to think that people are actually working within this energy flow of obsession.

Passion, is the fuel to success. We have heard it time and time again, it’s nothing new. We also seem to hear if you do what you LOVE it isn’t work. They are referring to passion not obsession.

Let’s make sure we use the right words when we want to express something because there is a huge difference between obsession and passion.

Passion, something you believe, something that you know is right something that you want to share !! Something that moves you from the inside out not the outside in.

Obsession, filling the mind to a troubling extent..sounds very negative and a poor use of  your energy flow. Obsession to me is the polar opposite of passion. However people may believe that they are obsessed because they are so passionate for what they do or what they believe .. I say – maybe- maybe not – Who wants to work or live to a “troubling -extent ” ? Definitely NOT ME.

Passion comes from the inside out, those tugs at your heart strings , those moments of OMG I am on point, or the awakening when you say – I have been wanting to do this my whole life but I just didn’t know how to go about doing it..that is passion !

I am passionate about helping people find their way home, whether they rent or buy or need to move I am passionate about filling the need, sharing my expertise and just talking about what I do love to do. I am passionate about how I work, I know my philosophy is right and I know what I do no one else does. They may think they do because physically they can say it or act it but are they passionate or obsessed with what they are doing ? Most of all WHY do they do what they do ?

Transparency. WHY is this word so frequently used lately?

Ayayaya it is another word that will unfortunately join the word graveyard If they continue to over use it. So, I have been transparent my whole life , people that know me know I always tell it like it is, and I don’t have a poker face so for me transparency is who I am. Unfortunately it is a target marketing word for the this age of awakening that we are and have been in/ this age where people are speaking up/ no more holding things in or back this space of people being tired of being lied to and sold even when they don’t want to buy anything ..so people will overuse it I am sure, even if they don’t feel it. I love to sell Real Estate in this fashion and I was once told I would not be so successful if I operate transparently because you needed to be able to lie to make deals. I was also told that to be in Real Estate has to be money driven and not people driven and I said hold me down, how in Gods name is that even possible? People are the only reason to sell Real Estate..

Omg I thought to myself then I guess I won’t be good at this , if the prerequisite is to lie, deceive and mislead then I will surely fail. This is what I almost believed can you imagine how miserable and uncomfortable that made me? Can you imagine how upset I was to even hear this? Maybe you can and maybe you can’t it all depends on who you are.

If you are ethical and organically transparent you can relate to the horror I felt down deep inside, but I refused to believe it and when I began selling Real Estate in Brooklyn I made a decision to NOT become victim to this way of thinking and to keep my head in my desk and work the way I was born to work.

And low and behold there I was, about to show an apartment a condo actually and brand new for 650k (9yrs ago) on 14 th street in Brooklyn to buyer clients that I was escorting around town and when I arrive I open the door and there is a leak from the sliding doors and roof above, so first thing I did was call the listing agent and let her know that there is a leak, she said lock up and do not show- tell your buyers you have the wrong key and you can’t get in…

I thought to myself hmmm this must be what they were talking about LOL, I said I can’t do that I am going to show I will just let them know it will get repaired. That’s what my instinct said to do but I just realized wow wow wow omg greed and dishonestly does trump transparency and truth. Perhaps this arena is not for me…I thought for a moment…then the little voice in my head said NO you are on the right path, stay who you are. They will find you.. you will work peacefully.

That is exactly what I did, things leak all over the world lol, so why hide it or lie about it or inconvenience anyone over it?

My mother used to say you get more bees with 🍯 honey. For me that meant delivering what I was born to deliver. Just like a 🐝. Imagine if we asked a bee to make milk?

That day confirmed within myself that I can sell Real Estate being the honest, ethical and transparent self that I was born, I may not make as many deals simply because I turn down a lot of smoke filled mirrors , or I just refuse to lie or hide stuff but who cares I thought to myself there has to be people like me in this world …

11 years later I opened my own firm now to better serve the public and guide buyers down the right path, the path to a home that is a smart and a wise decision, the home that may have quirks what doesn’t ? Ideally a professional Broker will talk to you and consult with you and not just yes you to death..that is what you look for in a professional.

One with experience and expertise one that makes the experience of having representation mean exactly that, that you are being well represented and someone is on your side.

There is a ton of value to buyer agents this is just the beginning, steer clear away from people that are chasing checks, willing to just lock down a deal. Clearly this is how we earn a living but the sea is full of bottom feeders as is the Real Estate world.

So I offer buyer and seller coaching and consulting programs for those that want to wing it on their own but are first time buyers, I also offer consulting to those that love their agent but the home just isn’t selling, they still wish to work with that agent, and ultimately I am by far one of the best buyer brokers around and known as “the pit bull” and “the closer” the reason I earned those titles in my world is because, when I do make an offer for a client it sticks and we close. Also if there is a deal to be had once I sink my teeth into it, it is going to happen!

Getting back to the word transparency, it is an amazing place to be – inside your soul and in your work and world, I hope it doesn’t just become a marketing word for those that are not truly transparent, but want to prey on those that seek it.

My solution to that is interview your agents and ask the tough questions, align yourself, use your instincts to guide you and make the right decision. I often hear the following from people that have had encounters with me like, I remember when you helped me years ago I can never forget how honest you were, or I hear thanks so much for sticking it out with me, holding my hand and making things so clear and easy. That’s when I for sure know that I am serving organically and that people feel it and trust me.

So let’s hope this amazing word is not overused and tossed into the bin of words together with organic/ natural and busy..

My office is located in Carroll Gardens by appointment works best, fees are affordable and so worth it..everyone pays a premium to stock brokerage houses but they don’t take the same approach to Real State brokering and I hope that shifts in time.

A changing Real Estate Market…

I once heard an expression, and I will share it in a moment, however I want to share that the moment I heard it , I said a-ha. I could not agree with it more. Having experience in Real Estate since 2002, as a licensed agent but a deep interest for it since I can remember.

The one thing that does stand out is how frequent the industry does change, so when I heard the following statement on a T.V. commercial I was like holy guacamole they are 100% right.. Here it is .. “the only constant in Real Estate is change” ..

A-HA – Here we are again it is 2018 and things are shifting again, and have in 2015 and in 2009 and 2002 etc. etc.. However the majority of people only see consistency, the market only going up when in fact that is not the case. As a Real Estate professional and in the thick of things I feel it, I can see it shifting long before it actually happens or the majority of the people notice..as with many things in my life I have this ability to feel things in the air, to see things from a different lens and speak on it well before it happens, and no I am not a palm reader LOL however am fascinated by the way they pull that off.. but working in this Industry you sorta have to really be in tune, in tune with people, market trends and the shifts that are not trends, that happen in a subtle fashion. The statement is true, the only constant in Real Estate is change. Buyers govern the markets, if they cool down and invest in the stock market it drags down the Real Estate market, however the only thing that does not change in Real Estate, is the simple fact that it is recession proof, people because peoples lives are constantly moving it keeps sales active at all times. SO whether the market itself is up or down, there is business to be had, just shift with it.

For some agents shifting is very difficult they get stuck in a rut and complain all day, staying in low negative energy and thinking the market is going to come to a screeching halt when in fact it never ever does. So in hindsight the market is always changing from supply and demand to interest rates, to stock market shifts, money is a tool that needs to be working, earning and growing..so generally people will place it where they feel its working best for them 🙂 but some make very poor decisions.

We are in another shift, this shift has been happening slowly for the last year, year and half ..it is not reflective of a collapse, but simply a shift, a shift in absorption levels a shift in investment platforms and this gives a chance to everyone to sorta catch up, take a breath and realize that the time has come to get quiet and make better decisions.

In this moment of change – change with it, take a new approach to buying, selling or investing.

Just remember that Real Estate is by far one of the most stable and best investment platforms available to you, yes YOU – every single one of us. Bidding wars…. starting to sound outdated. Hmm what do you think?

I have never been a fan of bidding wars, I do not believe there is enough transparency with them for neither buyer nor seller.

Over ask offers seem sexy but not when the listing price is slightly lower than what the market calls for, right ?

Multiple offers are always possible … bidding wars and calling highest and best is for the novice real estate buyer. Emptor caveat, how do you know you are not bidding against yourself? So what, the open house was packed, big deal what does that mean for you?

Is buying Real Estate an impulse purchase? I hope not, definitely not. It is not a pack of gum or a great pair of shoes it is by far one of the most expensive purchases of your life! For the MAJORITY of buyers the largest debt for the longest period of time that you will ever have at any one time. Most buyers finance!

Spend wisely and work with a buyer specialist one that is honest, transparent and ethical WE do exist.

Getting back to bidding wars, sounds sexy but it is not 100% transparent or ethical. In all the years I have been selling Real Estate despite the high attendance at an open house it is not common to get multiple offers at the same exact number and strength… the odds just play out against that. Close offers maybe, let’s even go as far as offers at same exact full ask price that is also possible… but the strength isn’t usually the same it is less common than is portrayed.

Advice – when making an offer on a property where you feel will go quickly and ya just have to have it make your offer strong and high from the jump. And yet YOU might still get played….but it reduces the risk. And do not forget emptor caveat is in full effect at all times.

For the seller there are also pitfalls, setting an arbitrary date/ time to close up offers keeps people away, it also sends out a false sense of urgency, when in fact the brokers fiduciary obligation is to continue to show and collect offers until contracts are signed… so what happens if an offer comes in after the date/ time are set and posted ? So glad you asked.

No one really knows, it is in the hands of the Broker and how they respond to it, that is exactly where I feel it is a disservice to the public and the seller, let’s face it there are sooooo many unethical sales agents running around which is why we are regarded as bottom feeders in this muddy, smokey mirrored business.

All properties need buyers, buyers have more control over the market at all times than they are aware of, work with ethical and transparent people and firms we do exist, ask important questions . If you plan to align yourself with a buyers broker make sure they think like you and operate like you because the final decision is clearly yours.

The buyer is the one that controls the market. See what happens if you all stop buying lol.

Bidding wars sounding OLD … like the word busy … old and tired, washed up. WE as people are moving in a different direction. Clarity, honesty, transparency and ethics are not to be messed with. Go from Renting to Owning with just a few simple steps !

So many people I come across can spend thousands on rent but never seem to be in a position to purchase ? I always sit and wonder what could it be that they are not doing right, or were never shown the importance of buying vs. owning.

So first I want to cover a few advantages of being an owner of your own roof.

1-It’s yours and the only person who can take it away is ultimately you! If you have a mortgage YOU need to pay it monthly when YOU do not then YOU enter default.

2-There are still many tax advantages to owning Real Estate, deductions that exist only when your own and none that exist when you rent.

3-Equity for those that are unaware of what EQUITY means – as defined by Websters,the value of a piece of property (such as a house) after any debts that remain to be paid for it. To put it simply, a property generally INCREASES the EQUITY as the DEBT is paid DOWN. (assuming there is a mortgage). So this EQUITY becomes value.

4-YOU can always move and rent it to someone else while you travel the globe, so not only is your HOME a place for you to live, it becomes quite a smart investment when it earns for you. (co-ops not included).

5-YOU can always SELL IT.

RENTING:

Here are the advantages to renting.

1-It is NEVER yours.

2-YOU don’t have to worry about the roof.

3-YOU never have to shovel snow.

4-YOU never have to repair anything like leaky pipes.

5-When you are sick of living there you can pack up and go.

Most renters dedicate a large percentage of their income to their rental especially in NYC, Most renters have the income and credit  needed to apply for financing. The majority of folks just do not know HOW to get across the bridge from RENTING to BUYING.

Step 1- Break out all your debt, income and lifetstyle needs on a sheet of paper.

Step 2-Calculate the amount of money you spend on Rent in any given year and multiply by the number of years you have been renting.

Step 3- For those that have a savings account – earning 0.0025% in a bank, consider earning an average of 4% yearly in Real Estate market flow.

Step 4-Speak to a mortgage specialist. For the most part your monthly nut is a fixed nut, your income increases yearly so it is WISE to buy.

Step 5-Consider 3 neighborhoods that you would want to live in.

Step 6- Realize that owning has greater returns and NO ONE CAN THROW YOU OUT.

Step 7-Align yourself with a Broker that understands you, your needs and your finances so that the agent, like myself can walk with you through the process. Explaining it in detail.

Step 8-ABANDON FEAR.

Step 9-Release limiting beliefs like … OMG buying has so many responsibilities…

Step 10-PUT a plan in action. Stick to it.

2018 – Real Estate – Demystified

WOW, is all I can say and the longer I stay in this Arena the more I realize I am on the right track ! I have been working feverishly to create what I believe going to be one of the best coaching programs for Real Estate aspiring Sales agents !
