Flatbush Brooklyn ……….a place that I have been eyeballing for years

I have blogged about Flatbush before and will again and again as we watch this area change and mold itself into a hot spot.

About 4 years ago I started to look at this area and consider it having great potential. The cost of acquisition for multi family or mixed use cap were so fantastic and still are I cant believe they aren’t banging down the doors to take them now while you can..

Its close to trains, and has some neat eclectic mix of big buildings, row houses , frame homes and old Victorians.

Close enough to all the urban amenities that the human creature looks for.

Is there a Real Estate Bubble ?

Only time will tell, clearly Real Estate is cyclical like the weather, the rates drop the prices soar, the demand is high the inventory is low, all driving factors for extremely expensive Real Estate.

The Question is how long will this last for ???

Speculators think that 2016 is the year of the mini bust, anticipated increases in rates will flatten out the sky high price of Real Estate.

Everything ..in life is a balance or requires one.

Eating

Drinking

Real Estate – High prices -low rates / High tax’s – lower prices / Low Price – higher rates

It’s the see saw effect that get’s us spending .. and that is what fuels the economy and keeps things moving..

After all what would happen if we stopped spending / stopped buying homes / stopped borrowing money / stopped applying for credit cards ?

Stop working – Stop watching TV .???

Hmmmm Im sure things would change and change quickly…

Time flies they say …………or does it ?

WE actually fill our plates so much that we feel as though we are running out of time and for some of us or most of us these days we are.

Where does the time go ? Countless hours are spent on the internet, its a time sucking machine..we plan to just surf the latest gadgets for 20 minutes it turns into 2 hours…we look for our dream homes and that becomes another 2-3 hour ordeal..by the time we look up its time to go and we didn’t accomplish much..or did we ?

Time has always been a phenomenon , since we live in moments and the moment right now is changing into the next moment how does time fit in…our memory banks are loaded with past memories of a “slower” time period , and we find ourselves always reflecting to the past …is it to capture a glimpse at time well spent ?

I am also guilty of this, looking back in order to better spend my time looking forward – but I find that most of us forget to look at the present, the right now, the moment you have in front of you to help someone, to kiss your child, to thank your husband or wife..this very moment to make a decision on whether to buy or rent , sell or keep your home ..the very moment that we are presented with is always taken for granted.

WE always feel that we have tomorrow, but tomorrow becomes yesterday, and yesterday is gone except for the picture in our memory banks of what we could have done differently or what we should have done…then we look again ahead to tomorrow…

Time , as we get older seems to go faster, technology has placed us on super speed, we are trying to live up to the speed of technology and if you look around its only accelerating our moments in the present to become moments in the past or tomorrow…

Is anyone out there feeling that the moment in front of us, isn’t real time ….this moment that Im spending to type this out will become my “last” post …when in this moment its my present …….

What is time ? Can we find ways to capture this very present moment and cherish it , and make it memorable ?

Are we capable of not thinking about tomorrow ? Can we live moment by moment, day by day ?

Share your thoughts on time with me ! I would love to hear how you make decisions, spend your moments in the present when situations occur, when you see someone crying, laughing or in a bind ? Yelling at a child or a child confused >>>

I was sitting on a bench near my son’s school eating lunch at 250p, alongside me sat a 6th Grader ..he looked conflicted..he looked at me and said, so you are eating lunch now ? I said yes .. I was busy earlier. .. I said so you are done with school today, he said yes ..enjoy the sunshine it wont last too long I said. His friend came out, he says hey you taking the test tomorrow ? Friend said yes, he grumbled and mumbled its hard .. I took my moment in time and said to him, you will do just fine, you will learn from this test, don’t be afraid of paper, in life we are always tested .. he said you don’t understand its hard I don’t know maybe I will not pass … I said what does your father do ? he said a nurse, I said I’m sure he took many tests before he became a nurse, he said yes …Look at the test as a way to learn and do not be afraid of it , if it’s too hard study more ..you will do just fine. Then he asked me what do I do, what does my husband do ? I went on to explain that I am tested, all the time in Real Estate ..continuing Education, and from the public when they ask me questions about areas and investments ..

he got it, he now looked relieved … like taking a test is not the end all its the beginning of learning new things and the opportunity to improve upon the things we don’t know well.

I used my moments in time to change his moments of uncertainty, confusion, and confliction …

Hope to see this kid Monday and ask him how it went ! Enjoy the weekend.

Rant of the day ….co-op’s that are not 51% owner occupied

This situation comes up every once in a while…where a co-op is not 51% owner occupied. Which means it is unlikely to obtain financing. Some cases the original sponsor owns most of the units and they are still being rented. This is a risk situation for a bank and therefore baNKS tend to shy away from this scenario.

In the event you are shopping for a co-op be sure to ask these questions to the listing agent and tell them straight up – you rather know now than waste anyones time.

How many units in the building are owner occupied ?

How many are sponsor owned ?

How many total ?

and How many rented ?

These numbers will facilitate your financial institutions process and determine lending eligibility…making on offer with financing on a property that can not be financed is a sure waste of time !

So, if you love those 3/4 unit co-ops it is more important that they are all owner occupied for a speedy banking process and one that will deliver a commitment letter…

Be sure that you check this out before you waste your time, most co-ops that are not 51% owner occupied will require CASH only or depending on the percentage , a 50% or greater down payment..

So buyer beware and make sure you consult with a professional…

Rave of the day — When some roads point North ??? Where are you heading ?

It seems these days that people are feeling the pressure of the housing bubble, yes I call it the housing bubble due to the rapid growth and escalating prices and real estate tax’s associate with new construction townhomes, its been all uphill for the last few years. Way too many people have been priced out and the GAP is not Bridge-able 🙂

Every time I meet with a potential buyer the talk is – we are looking at places that are 1-1.5 hours away on Metro North, the price of a home is in the 300k range where as a (co-op) 1 bedroom barely 800 sq feet cost more in the inner city. The commute on the over crowded MTA sometimes takes 45 minutes – 1 Hour depending on where you are starting from , so why not get the house, the neighborhood the schools and a comfortable commute……to boot.

Westchester, River – towns are an all time favorite except for the steep tax’s – and unless you have a few children its hard to justify the yearly nut ..

Some are looking even further – Kingston, Peekskill , New Paltz, New Windsor – all great locations with a hint of urban-icity and a whole lotta house. Why not ? Fresh clean air, good schools, and a smooth commute..come home to a lil bit o county and enjoy your down time with your family the way its meant to be.

Rant of the day …………do not wait to buy Real Estate !

Someone once told me, do not wait to buy Real Estate, buy Real Estate then you wait ..

At that moment when I first heard that I thought, hmmm either this person had figured out something that I was not privy too OR just crazy …the reality is they had information that most of us do not possess, it may be insight, exposure, vision or just experience that made this person make such a bold statement.

The reality is…do not wait to board that train, you will miss it if you wait. If you look at Real Estate over the last 10 years you will see that many Millionaires were made, because they didn’t wait. People made some great returns in short periods of time. Returns that you would no other way be able to make in the same time frame. If you are thinking of buying, buy. Do not think too hard, if you can make it happen make it happen, do not wait, once the train leaves the station it will not come back for some time..opportunities knock every so often, make sure you are there to open the door, and go one step further INVITE them in.

Most people do not, they have fear holding them back …do not be afraid……Real Estate should be looked upon as a steady and long term return one that can provide you with a home, and appreciation value, equity and something to sell in your time of need.

Renting, is a temporary solution. There are so many programs out there that can afford you the ability to buy a home somewhere…… go for it. Do not let the fear stop you. Do not let money stop you .. (I know what you are thinking how do I buy Real Estate without money) the reality is you do not, you earn you save then you buy……. !

We all can save, we all can earn and we all SPEND. Choose wisely, spend wisely and save wisely. Watch your nickels and pennies, so your dollars can work for you.

Why go anywhere else ?

Rant of the day …….BROOKLYN COMMERCIAL RETAIL SPACE …. are prices faaaalllliiiinnnngggg ?

The short of it is YES.

We have been seeing more and more stores close, If you walk the streets you can count at least 5-8 spaces in a few blocks walk either on Court St, Smith St, as well as Montague St. AVAILABLE is plastered everywhere – 5th Ave/7th Ave

Vacancy a dirty word for a landlord ..

So, what’s happening you might ask ? The rents have escalated to a level that is and was not sustainable.

The one thing you must know is your business’s mathematical formula —which never lies !

How hard is it to realize that at 12k a month that would be a ton of hamburgers …how can you sustain those numbers without the volume….people forget to look up, if they did they would notice that the buildings in South Brooklyn are mid-low rise structures with the exception of Gold St, Tillary St and the Flatbush Ave extension.

So wake up, where is the volume to support the sales which support the rent ?

I see this mistake time and time again, I have a natural knack at looking at an area and evaluating what it will take to make something work in a particular space and when a landlord has pipe dreams I tell him exactly that ! Call a professional, and ethical broker not one that is painting the wrong picture…….and please buy a calculator.

Stop smoking is my message of the day … and start to realize slow and steady wins the race !!

Rave of the day ………….. ! Location, Location , Location ..

Everyone knows that the 3 L’s to Real Estate govern the highest price or at least that was always the Brokers claim to pricing .. Location, Location, Location … equals cha ching !

Today that rule still stands true, however that doesn’t mean that an inferior block or location does hold its own.

In a supply and demand scenario which is what we see daily in Brooklyn , we also see inferior locations and homes fetching top dollar. If you have the 3 LLL’s you can price your property a bit higher ! If you don’t – well don’t be afraid to push the market it will correct itself you have nothing to lose but try ! WHY would you leave a nickel on the table when you don’t have too !

With the way Real Estate has been appreciating does it really matter if you are on a side street ? or 4 blocks from the train instead of 2 ? Let’s take a closer look in the next week or so, perhaps I can find some comps and we can compare the real data. Ta ta for now……

YES even in today’s fast-moving market…….Cash is King, however a strong financed buyer is just as powerful.
