A quick recap of my WHY Brooklyn?

HI !

We had an awesome time hitting the streets and snapping video and interviewing people randomly, and were pleasantly surprised to see that the majority of the folks are open to being filmed ! Which helps me out tremendously..and boosts their locale ..ha ha win win.

We hit up Gowanus, Carroll Gardens, Cobble Hill and Boerum Hill, and the 2nd video is undergoing an edit tweak because like us it has a flaw 🙂 So new video will be up shortly. This area is also knows as BoCoCa. Although an older acronym but still known.

Next week we are shooting Brooklyn Heights and Dumbo ! For those unfamiliar with the acronym of DUMBO it stands for Down Under the Manhattan Bridge Overpass. This are has always fascinated me, with its huge warehouse structures and views of the city how could it not become what it has..Clearly the amount of demand for this area is still steady and strong. What once was home to many vacant lots, old warehouses and the homeless has now become trendy Dumbo. With cobblestone streets and converted Brooklyn warehouse buildings pose as the backdrop for independent boutiques, high-end restaurants and trendy cafes. Near the waterfront, St. Ann’s Warehouse, in a former tobacco factory, is the heart of a thriving performance and gallery scene. The north end of Brooklyn Bridge Park features historic Jane’s Carousel as well as picturesque views of the Manhattan skyline a place you most definitely want to visit.

Brooklyn Heights has long been an attraction for its Promenade and views of the city, with the development of Brooklyn Bridge Park and the conversion of the Watchtower property at Furman Street the entire water from has been transformed into an amazing outdoor oasis…Why go anywhere else ? This amazing waterfront runs all the way into Redhook too.

The Real Estate values are very high in these areas as with any waterfront location, what could be more enticing, city living at its finest. Expansive Manhattan Views, amazing dog runs, restaurants and a park that spans 85 Acres ! Episode 2 Why Brooklyn? BoCoCa

Hello and welcome back ! For those of you that may be unfamiliar with the acronym BoCoCa, it stands for Boerum Hill, Cobble Hill & Carroll Gardens.

These 3 areas interconnect, and all run from the South, Carroll Gardens, then at DeGraw St. we enter into Cobble Hill ending in Boerum Hill which is NorthEast.

Over the last 15 years we have seen some major gentrification and development take place in this very small area, each community spans a 12 block radius give or take a block or two.  During my last ten years selling Real Estate in Brooklyn I have realized that these areas resemble pockets of Manhattan thus creating the exodus and migration over the bridge. Being an area specialist, because I simply LOVE Real Estate has allowed me to dive into the WHY? Some of the reasons we have come to understand was, Community and Familiarity was and still remains the key factors to buyers purchasing here in this particular area.

Carroll Gardens, home to P.s.58 and P.s.32 – 2 schools that offer very diverse programs, French Program, NYC G & T program and the Nest Program making this a very desirable area for many families.

The highlights of these areas are the close proximity to the city, school districts that people rave about, District 15. Local produce shop always fresh ! Amazing townhouses ..Boerum Hill has become a place to star gaze, and you don’t need a telescope.

So today was shooting day in Gowanus despite the rain we got some good shots to share.

For those that are unfamiliar with it, its an Industrial area that is undergoing some rezoning and restructuring to say the least, so much has come her in the last 5 years. The Lightstone Group, built an amazing rental complex sitting right on the Gowanus canal, yes it is a super fund site ..but the old adage holds true… “if you build it they will come”.

They are coming, people are living there and Bond Street has never been this busy..I like that, people walking about, strolling, riding, visiting and WOW what treats have arrived too. WE have the pleasure of being home to Ample Hills Creamery, Dinosaur BBQ, Littleneck, Cotto-Bene, Lavender Lake, BBQ fans you gotta hit up PIG BEACH .PIGBEACHOHHH and let us not forget ….Monte’s since 1906 !! WHAT !! Totally re-done and serving some pretty tasty brick oven pizza and it has a parking lot ! OMG that is expensive Real Estate 🙂 ..

Whole Foods market anchored down years ago and still kicking it, The Royal Palms Shuffle Board club.. AMAZING – what an environment done so so well. This is just the beginning, so many properties are being sold, held, rented short term in light of whats yet to come…

If you are familiar with Gowanus the abandoned brick building with old school writing on it, SOLD for $38Million… hmmm amazing huh ! Selling Real Estate in Brooklyn has afforded me an opportunity I could not have ever imagined. I have been so fortunate to get to know a borough I otherwise would not have explored much, not only living here, working here, allowed me to get intimate with so many areas, to learn about the architecture, the beat, the vibes, the energy, the creatives that run here, the FREE spirited, and the diversity is amazing. The food, the Real Estate, the people here make this the place to be. Gowanus is dripping in street art..such talent resides here !

Why Brooklyn?

Hi, and I am so excited to say that I will be launching my WHY campaign ! WE will discover together parts of Brooklyn, places to visit, eat, tour and of course places to buy real estate ! We will discuss pro’s and the con’s to new development, to re-sales, condo vs. co-op and single family vs. multi. While we discover WHY so many people have flocked to this amazing place, we will also be covering buyer tips, rental tips and the like for not only Brooklyn but The Bronx and Queens as well ! 

With every borough exploding at the rim, it’s time to explore, decide and move  ahead on your purchase or rental. We will also be offering consulting, and advice as we go through the process together. I also established a WHY Real Estate? This campaign will be for the people that are in the industry, transitioning to/from another place, or just thinking about getting their license.

We are so excited to begin this campaign in GOWANUS – BROOKLYN – keep your eye on the sky, we always forget to look up, especially today-we are glued to our hand held devices that we do not realize the sky line that is being built right in front of our eyes.

Watch out people you are in for a treat ! We are watching  a city being built, some call it the New Manhattan, I call it the New Brooklyn. Each borough has its own culture and character and I like to keep it that way…but since there is a common thread to buying, clearly for most its familiarity – people will flock to whats familiar to them, hence the suggestion of the New Manhattan, oh and of course so many Manhattan X-pats have crossed the bridge .. Go east my friend go east .. So..stay tuned I will blog and post on youtube channel why brooklyn with coverage of whats coming, whats going up, what may be coming down, why, when and who is the master behind this great vision of expansion …? I want to buy a place before I am totally priced out of the city ? HELP ..

Hmmm we hear this a lot lately, the unfortunate part is that many people are feeling this way, or perhaps it’s not so unfortunate. Let’s look at the cup being half full…what if it’s a major wake up call ! STOP PAYING RENT !!! Think of BUYING instead.

So where do you begin, for starters decide on where you want to live please be sure to pick 3 areas that are of interest that you can explore. Then contact a mortgage professional and please by all means have him/her do what needs to be done, get you pre approved so you know your buying power. Then once you got that you may need to re-vamp the “where” you wanna live part. It’s a huge reality check but there are so so many options today that did not exist yesteryear .. so get with it.

There are financing options as great as 5% down 10 % down and even FHA at 3.5% down.

Just think, hmm  if the city is climbing at this rate for the next 10 years even the burbs will be un-affordable – Eagads where to then ??? UPSTATE ? If only we had reliable high speed trains ! Right.. well we don’t and even if they start today the Real Estate market will surpass the end date. SAVE your MONEY !! Every chance you get, and eat in once in a while, buy 2 pairs of shoes not 7 and walk your own dog, I know I know its so chic to have a doggie walker but really, when your landlord decides to sell then what ? OMG gotta move and who knows when that happens – good time for you or bad time. Don’t get caught in that scenario, have seen many pushed out and rents are also climbing.

Well we can’t predict the future but you can for sure prepare for it NOW. So when looking around and thinking, scratching your head in wonder pick up the phone and get pre qualified, you do a great job paying rent on time, I am sure you can apply the same principals and stay committed to yourself and if it means living in Queens, Brooklyn, The up and coming Bronx so be it , you are still in the city and you know what you  will be thankful for it in the years ahead .. so go for it start the process before it is too late.

Transparency a must with me.

As defined by Merriam-Webster : a :  free from pretense or deceit :  b :  easily detected or seen through :  c :  readily understood : d :  characterized by visibility or accessibility of information especially concerning business practices.

This is the very business model I follow and one thing I can not tolerate is when I am clear about this point and yet people in my Industry think they will pull the wool over my eyes or divert some very important and critical matter as if my honesty or transparent approach is taken as a weakness. Well in Real Estate especially I have learned over the last decade that most people think it’s 1970’s still and that someone will buy the bridge for sale. I have been fortunate enough to encounter only people who operate as I do. FULL TRANSPARENCY when I come across those that are not I can see it, feel it and boy o boy it really bothers me.  Never ever underestimate the relationship between people. This is a relationship based business and the majority of leads and listings are derived from contacts or leads from people in your community, then you develop a relationship etc. trust is a key factor. Then there is the other side – right Buyer beware – when you are buying in a buyer beware situation you better align yourself with someone who is transparent and not someone who is chasing the commission. There are few categories in Real Estate – Thieves and Fools I was one taught, I didn’t quite understand that years ago like 15 years ago because I am too transparent I was told so I guess no poker face here, but I now fully understand that – The reference to thief is the one who is selling inferior products to the unsuspecting emotional purchaser, or the one not disclosing property defects and hoping it never comes up, the one that covers up roof leaks and says do not show on rainy days !! The fool is the one that does not do due diligence or proper vetting of an agent they align with, someone who acts only on emotions and ready to just buy out of fear and later regrets it because they waive their right to inspect or whatever and now the whole place is termite infested. NIGHTMARE stories out there !!! I prefer FULL TRANSPARENCY at all times and at all costs – meaning that those that are not aligned and don’t care seem to not want to hear the truth. That always baffles me, and reminds me of one of my old time favorite movies “A Few Good Men” ..when Jack Nicholson tells Tom Cruise – “You can’t handle the truth” .. unfortunately a lot of people can’t. That is way too sad. There should be no fear in truth, we have been so misguided that we allow the fear to always take control. There will be plenty homes, plenty investment opportunities the answer to that is simple- people will always move, die, divorce and default. So get yourself together with someone you TRUST stick it out with them and allow them to get you home ! Enjoy the weekend and stay safe and most of all have fun !!

Real Estate, Travel & Food :)

I must say these have to be the most spoken about topic no matter where you go. That’s my top 3 things that I LOVE to talk about. Having spent over 15 years in the Travel Industry and rubbing elbows with some very prominent and well known celebrities and politicians I have been fortunate enough to travel and stay at some of the best places on earth. I always enjoy talking about travel, I love the feeling of being somewhere new and experiencing new things, food and culture from around the globe. When I was younger I always wanted to connect with people from all over the world. The Real Estate Industry allows me to connect still with so many different people from all walks of life, it allows me to be of service, to assist in buying a home for the first time, downsizing as the need arises, or upgrading as the family grows. Being in Real Estate allows me to connect on an emotional level with people who are only trying to do better and to grow, to establish roots in a new area and a new journey. Travel & Real Estate are great connectors, most people travel to / from work, make decisions based on commuting and some come from out of state just to work here in NYC, so we are fortunate to have our roots planted here since birth and for the most part we take it for granted. Whether we travel the globe or explore new neighborhoods to live in, we always want to taste the flavor of the area, Food is always at the epicenter of what we do, where we go and who we are. I’ve come to notice that most of the GREATS in the Chef world have a passion for food, it shows in their flavor, combination and way of speaking when they speak about it. Food is a great way to start a conversation, food is everywhere.  We were blessed having a Mom that cooks amazing, a Dad that has passion for pork we grew up with homemade sausage, capocollo, prosciutto, mozzarella and pasta! Oh and avid hunters so venison was and remains a winter staple.

Travel and Real Estate, every one that I have ever sold a home to, wanted to see the kitchen, it’s where the heart is. The Kitchen is one of the most desirable rooms in a home, its where we create a meal for us, family, friends, relatives and visitors. It’s where we pour out our passion to talk, drink and share a meal. It’s where the family shares and children grow, the table has always been a sacred place for family, well at least in my home. 

Having had such a colorful past, a full life of travel, real estate and food (Gosh I LOVE FOOD) I have been blessed, even when I didn’t think so, even when my grandma would yell at us for not finishing what’s in our plate, or sharing a sandwich with a homeless person, I have been blessed this whole time just for having the opportunity to have had, lived and experienced such amazing places, eat such amazing food made with love, and sell Real Estate to some of the most amazing people I have ever met. I can’t wait to see what is in store for the future….YAY.

Circles, Sphere, Arena, and your office ..

For years on end we hear these terms tossed around, the office, coaching programs, sales meetings heck even coffee shops ! So what does it all mean … ? Pretty much it’s exactly where you need to focus, if you are in sales, and not retail sales where people come to you for socks, shoes, clothing…but Insurance Sales, Real Estate Sale and perhaps even stock sales you want to look closely at your Sphere of Influence. This is your arena, your circle, not the office you are in.  The office is simply a place where people like you go to, to execute a task, job or an assignment it’s not where the leads are or the money.

In every facet of life people are in their own Arena’s, once they step out they just blend in. No one recognizes on the streets if the person is a 100M dollar producer or 1M dollar producer, the average person could care less, unless YOU are obsessed with what others are doing and spending way too much time following people…you need to follow and focus on yourself, your sphere, your circle and make yourself the center of attention in that arena. The majority of sales is based on a few factors, product knowledge, marketing, and accessibility. If your production drops or is low look within, do not look over at the guy in the front row who seems to be busy all the time, stop spending countless precious time worried about what others are doing or saying, because they are only who they are in their Arena, The Arena can be a large corporation or company at..awards night,  those awards matter inside those doors inside of that arena. That has no bearing on what you can accomplish, it is simply recognition for the level of DOLLARS earned, BIG DEAL and once they step outside of those doors they are just an average Joe.

Sales quotas are something most companies need to cover their overhead, most people the 80% of the world are natural at being competitive, and things appear to just go their way easily, but to the other 20% of the world, the creatives things are not so easy or clear, you get easily distracted by what “others” are doing, you wanna be like them, you know you can, you just are not sure how to – so you keep going back to school, taking new classes, learning more (not a bad thing) and procrastinate, you feel trapped, the gerbil in the wheel syndrome and seem to blame everything around you. The office, the energy, no one likes you, the leads go to others ….you name it I have heard it all before, but the bottom line is YOU – YOU are the only one that can change that..First step is to STOP looking over your shoulders and start doing the work. Create your own circles, use your Sphere and be the center of your very own Arena. Start today because your life is waiting !

Projections can easily equal deception…buyer beware.

Projection as defined in the dictionary- an estimate or forecast of a future situation or trend based on studies of a present one. HMMMM sounds super interesting and this is used a lot in my world and happens to be well, for me in the same bucket as reasonable, these words need to be used carefully as they are deceptive at times. So I was watching one of my favorite TV shows SHARK TANK, the only reason I watch that is because I am at heart an inventor, creative and an entrepreneur. I also watch it to see how stupid people can be and make the wrong decisions out of desperation and use their emotions in business. Another positive of the show is to fully understand who you are swimming with at all times.

So being in Real Estate and having worked at various large places I like to analyze a particular shark, so there was a presenter and he was discussing numbers and he happens to say, my number is based on my “projection” for next year..

So if we review the definition and know he is a start up then that number is based on his present production..and this one shark says projection ? Huh…puts her head down in dismay.

I found this peculiar since in Real Estate this term is used a lot. So many people get caught holding the bag when Brokers and Sales Agents over “project” same can happen in business, you might over spend based on your “projections” and wind up in a whole the next year. I found it funny that it was an acceptable term in Real Estate but the sharks felt my their reaction that it carried no weight… hmmm things that make you go hmmm.

So, if you are about to make a Real Estate purchase first consider a Broker who is direct and honest in their approach and does not use this word, because unless they have a gift, to see the future all they are selling is a word. The market moves, it is not a fixed market. Especially not in short term.

I recall 3 years ago people “projected” lease rate in excess of 120-170 per foot, unsuspecting people bought and now they can’t even get 70 bucks per foot so retail is down, so are the leases , tons of inventory on the market.

Imagine if you had a mortgage based on these “projections”, so how to protect yourself is to do some foot work yourself, align yourself with someone transparent who will deliver in real time because after all we live in the moment.

Understand where the market was, where it is and base your purchase on those numbers, make sure that if the market hits a down turn you are not strapped.

So be weary of smokey mirrors and people who are ok with projections in one capacity but not in another because clearly there’s some deception going on…
