Ahhh how sweet it is …

I took a break from Social Media, one to see if I feel better without it, 2 – to determine if I would be missing anything and 3 – to only realize and confirm that it does absolutely NOTHING for you other than give you a platform to talk, chat and update everyone in your life all in one shot. Including people you do not even like or know.

I can see how Social Media keeps people busy but is it really delivering what they say it can deliver? Or is it in the early stages ? Advertising ? I only see that I get bombarded by ads, and they are just selling products, and creating a nice income stream for the platform it is on.

I did notice that without it I didn’t miss a thing, the same people are posting more of the same stuff, new jobs – new clothes – new places they visited – putting it all out there. So you got a new job or switched firms once again, especially in Real Estate, by gosh its a revolving door the quest for just the right place, it’s not the place it is you.

You are searching for you. So glad you all love what you eat and cook and want to share it with the world and get likes and love from people you do not know, and you want to feel complete, and not alone, but the end game is that you are still alone, holding your phone in the kitchen, on the train or at your desk on company time.

I do it to keep people informed and I love to blog about my experience with the internet. I will begin vlogs, very much needed vlogs about the Real Estate Myths , Truths and deception.  I am sure that that will spike some curiosity among the people.

I see that one or 2 weeks later, the world is still rotating, and not much has changed. People were still complaining about the Presidency, still talking about sexual mis conduct, GEEZ that will go on for a century or more, heck sexual mis conduct has been here since humans have been on earth … So I am sure we will see an increasing number of complaints and well this gives people something to talk about for years to come. I say why wait 30 years to speak up ? I understand as a child not wanting to speak but as a grown up, an adult .. c’mon do you really need others to spill their story before you can take care of you ? FEAR ? Most likely FEAR. RELEASE THE FEAR and start LIVING.

To social Media or Not to….. I feel that if you need to be in a circle that’s a great place, I feel if you need to show off – another great opportunity and I believe that if you want to brand your brand – GREAT .. however I do not believe that it will “change” your life, or “change” your income. I do believe that only YOU can do that since YOU are the only CONSTANT in your LIFE well I say YOU better start to LOVE YOURSELF. NO one or NOTHING can give you that, but YOU. So where ever you go, there you are. BALANCE happens to be the key to a happy life.  OHHHHH and granted, it is a faster way to communicate but it is so impersonal and in a time where people are looking for an “experience” not sure the internet provides that high, nor does a company .. only people can make that happen when they INTERACT with one another.

So keep talking to people in person, call once in a while and make it an experience they can never forget ! and by golly …. hug yourself you deserve it!

 

Rental Market …

Oy Vey, is what many rental agents are saying in today’s climate…and why you might ask..?? Because the market is so slow it is not only correcting it is at an all time decline.

YES it’s time to face the cold hard facts, so many Brokers over reached and over projected, now hard times are coming for many people who purchased mixed use buildings with financing, and or used “projections” to determine price. Just the word projection, sounds like a forecast, or even a tarot card reading.

They may even find themselves losing equity. Have no fear what goes up must come down, so clearly there will eventually be another upswing. Now as for the residential market, well HELLO LANDLORDS it is time to adjust to this climate so you are not VACANT all year, unless you have so much money that you can afford a loss of this caliber ? Perhaps some but not many, it is time to set the greed aside and compromise.

Yeah Yeah you once got 2500 for a studio now its barely worth 2k, lump it up – why stay empty for 6 months waiting for 2500 when you could have had 2k in your pocket. ??

This seems so basic, so simple but yet it is very complex, as a Real Estate Professional, I am always breaking out my calculator (mathematician I am not). Proof is in the numbers.

When you decide to stay vacant for 5 months, hoping for the 2500 – in essence you lost an unrealistic amount of 12,500.00 ( your calculations) your anticipated yearly rent would have been 30k. leaving you with 7 months in that year totaling 17,500.00

If you just simply drop it to where the market is lets say 2k not lost anytime or money and earned the entire 24k for 12 months ahead of the game by 6500.00 a nice winter getaway or new bag 🙂

As a landlord myself I adjust with the times just to avoid being vacant, and or I offer a free month in December 🙂 nice incentive… I know it seems so easy to say it but to do it is another story – we Real Estate Professionals have to always manage the owners expectations and deliver to them what they need and want, however truth and transparency has to resonate and you need to let them see clearly..

The old adage is everything has a price, just make the offer and get what you want.

There is no better time than to move right now- negotiate yourself a nice 15 or 16 month lease, at a reasonable price for the market, get yourself one free month if you can and for sure hook up with one of the best brokers around – me ! I love to negotiate and bring clarity to this very muddied business. Smokey mirrors I am not a fan of, unfortunately the majority of people like to be sold, a story that is, I prefer the cold hard facts.

Landlords drop your rents before you drop your Agents, and Agents educate your landlords,  there are way too many vacancies on the market and way too many developments… grab your OP and show show show..

For the tenants, select carefully – net rents and freebies are usually gone the first year or two (if you are lucky) when the rent adjusts to where it was supposed to be you may find yourself packing and moving is costly !! So beware out there of smokey mirrored deals and do yourself a favor break out a calculator and crunch the numbers – 2 years in NYC passes like a NY hot minute. TO Buy or not to BUY..

This is the question… that I hear every so often. Should we, what should we, where would we, what would we and more importantly what could we buy ?

Real Estate – PROPERTY – whether it’s an investment property or your primary home it is still an investment piece. Real Estate has proven time and time again as one of the best investment vehicles of all times.

HOW? Is another question we hear very often, how can I ? I don’t save enough, I have been renting for years, not sure how to begin , what to do and whether its a waste of time..and OMG overwhelm sets it.

So this is what I have to say about that – BUY – YES – Do not wait to buy the Real Estate, buy it then wait. DO whatever it is going to take to BUY your own place, whether it’s a house, co-op or a condo … WHY rent ? If you can be loyal to your landlord and are somewhat responsible then pay yourself first. BUY and never be pushed out, so when you get older, clearly if you are human that IS going to happen, you need not worry  when you are 70 that your building is sold and you are OUT – ..

So it’s easier said than done, and buying real estate is definitely not an easy proposition especially if you live in NYC, and for that matter many areas outside the 5 boro’s  too..EAGADS everything is closing in on us… so here’s a few tips and look out for my mid winter buyers seminar, I will be hosting – seats limited – free of course – I love to share my knowledge to help mankind survive in the wake of gentrification.

1)Weigh out the pros and cons to owning.

2)Decide what you are willing to give up, maybe a longer commute for your own home.

3)Decide what matters long term security and staying in the city you love or living on the fly and whatever happens happens.

4)GET PRE QUALIFIED – call the banker you love and trust and say HEY Im sick and tired of renting, so can you help me ..

Bayridge

When I first moved to Brooklyn I revisited Bayridge of course back in the day we used to hang out at the Salty Dog and some dance club …eagads I can not recall the name, anyway probably better that way ha ha.

Bayridge was still so great as it was way back when, and it reminded me a lot of Astoria my birthplace. The shopping, dining, walkability and the things to do ! Still all in tact.

For the last 10 years of my Real Estate career I watched the homes in Bayridge go from the 500k range to 1.2M and up up up. It is pretty amazing to see that its day has arrived !

I remember like yesterday hearing, what you want me to look at Bayridge ? Its so far away..the commute the ride the this and the that, I used to say .. it is going to change and when it does you will be sorry ! Anyway take a look at my new video and see that the only change in the landscape is the size of the homes !

Greewood / Sunset and Industry City

I am so excited to share with you my neighborhood ! I am a resident of Greenwood Heights a small community nestled inside of the Sunset Park district. This area spans from about 22nd street until 36th.

Geetha and I shot our WHY Brooklyn video today and we cant wait to launch it.

WE had fun shooting it as we covered Greenwood Historic Cemetery as well as Sunset Park, some street-scapes, A quick glance at Industry City, as well as a look at the Micro Center and SAKS OFF Fifth.

It is great to see the diversity in Sunset Park and the flavor of the area. My favorite authentic Chinese restaurant, my favorite Lobster wholesaler John, a great Mexican bakery shop..oh the love for food that I have is awesome !

The Real Estate – BLOG – next week DUMBO

Hi ! Welcome back .. and a quick thank you for all of my supporters who have been watching my WHY Brooklyn channel ! Thank you, every other week we film so next wed we will be hitting up DUMBO – this acronym stands for Down Under Manhattan Bridge Overpass. This area has transformed into an amazing water front location, with cobblestone streets, some great shopping and restaurants. Home to an amazing coffee roaster too. I don’t want to spoil it, just introduce you to DUMBO ..

We are having fun exploring and reporting places to eat, live and get a feel for what the area is like. Each area is different, the vibe, the culture and the people that live there or migrate there totally different than those that chose to plant their roots in Williamsburgh or Carroll Gardens. On the Real Estate front, the apartments are very expensive, high end and probably one of the highest prices per sq foot around .. people love to buy the lifestyle and FINALLY – hello – we woke up – it’s about this moment, this time, this journey .. if you have the means to live where you want, to work where you live go for it.

Our WHY campaign resumes ..this week.

Hi ! and thank you so much for all your support, as we discover Brooklyn together. I was out sick last week but feeling much much better, not quite 100% but good enough to hit the streets and discover The Heights and Dumbo, we will also be editing the BOCOCA shoot since we left out so many great things…no more rushing LOL ..

Time, everything great takes time. Today is the Atlantic Antic, for those unfamiliar Atlantic Ave a main Avenue will be closed to traffic so leave the car home.

Today in QUEENS – BAYSIDE has 39-41st Ave closed for Family fun day of music and food.

For those unfamiliar with BAYSIDE – I love Bayside a great neighborhood and fun bars and restaurants all just 19 min on the LIRR ..to midtown. GREAT commute.

Once we explore at least 10 Brooklyn nabes we will be venturing into QUEENS, ASTORIA where my heart remains since I was born, Whitestone, Bayside, Sunny-side, Wood-side and Ridge-wood – Jackson Heights and a quick visit to Corona – home of the lemon ice king.

I cant wait !!! to hit the streets and thanks for checking in … Real Estate is in my blood, I love the industry, the progress and the development of cities being created right in front of our eyes, what I don’t like, is all the sadness that comes from gentrification, and pushes people out out of their homes and out of their communities, the sunshine to that cloud is that so long as you are alive and well it will all work out in the end…
