Highly Sensitive Real Estate Salespeople

What is that ? Could I be a highly sensitive ? What makes up a highly sensitive person?

There are many different strengths that a Highly Sensitive Person was naturally born with, along with these amazing talents are of course a list of what my amazing coach would label as shadows a.k.a. weaknesses to the majority of the population. I like to call them soft spots. I will touch on just a few of the soft spots that we carry with us on a daily basis, these soft spots are quite strongΒ  they have a way of holding us down in every facet of our lives.

Our god given gifts are our strengths :

Intuition, instincts, feeling subtleties in the air, visionary abilities, detail oriented, deep researchers, deep and critical thinkers, caring, nurturing …the list goes on.

Our soft spots, over over analysis, perfectionism, overwhelm, pushing and hiding, fear of criticism and ea gads the list goes on.

Pretty much if you find yourself in overwhelm, if you feel that you want to be like everyone else, if you constantly look outside for approval or are guided by outside voices so to speak, but seem to always be in the same place..in business, especially Real Estate you may feel like you are not getting anywhere, or that another company or brand is going to make the difference, or even that you need to get new clothes, or new hair do, or even as wacky as I am not ever going to make it in this business because I am so not like _________________.Β  They got it going on and on and on and here I am struggling to make one deal. Especially if you feel like you need another class or degree, I say STOP hiding and let’s be seen together.

If you have these feelings, this inconsistency in your life and business .. it is very possible that you are a highly sensitive and you need specialized coaching…SO that is where I come in, from one HSP to another and I am in Real Estate so I get it. 100% !!! Not only do I have the industry knowledge , being an HSP and now an HSE (entrepreneur) I know what it takes to stick with it, be consistent and get it done in your own way and style.

Limiting Beliefs …OY …the invisible chains that bind.

Being in Real Estate I have come to realize that so many people whether they are in the field or not suffer from “limiting beliefs” these beliefs are very powerful. They stem from the ego mind of destruction. For some, pushing through them is easy for others like HSP’s ( Highly Sensitive People) very very challenging.

A limiting belief can be anything as small as, if only I had a babysitter I could do more..or as large as looking outside and saying if only I had more money I could do a lot more things.. both are limiting.

Even in infancy stage a mom has time, during naps and feedings when the infant is only sleeping. If you had a great relationship with time you can fix that belief.

With regards to money, if you want more money or need more money or have a dire need for money, what are you doing to obtain more money.?

If you just sit and complain, or hide, or remain victim to your situation you will never have the time or the money..you will always seek the answers outside instead of inside.

Real Estate agents in general have a skewed perception of how to generate money. Generally they came from a laid off job, or got burned out by corporate America, but corporate America gave them a check whether they worked or goofed off.

In Real Estate, you have to WORK, and do a lot of it..especially in the early years it’s like the care you give an infant.. nurturing, dedicated and detailed.

I’m blessed to have had a great coach since 2016,Heather Dominick the most amazing coach ever and it put everything into perspective I had so many limiting beliefs. I’ve since surrendered to them and them as a whole. I was shocked to feel as free as I felt once I allowed my self the acceptance that I was carrying them around and then the fearless abandonment of them.

Aahhhhhh what a relief. I am more free now to be my creative self. The self I always knew I was, I just thought something was wrong with me. In essence nothing is wrong with me, in fact I am an HSE, and I am blessed to be unique and fall into only a 20pct of the global population ! I am so delighted to be me.

Yeah it takes a ton of work that is for sure, lots of energy management and staying out of overwhelm.. but it is all worth it. To see me for me, to know my instincts and innate gifts are so powerful I can run circles around people and they would not even know it..

Discovering them, using them makes it all the better. Blessings and gratitude for my magnificent self, and the God that gave this all to me, to share with YOU.

The Future is NOW….

When I first was introduced to the Gowanus area, the visionary that I am, innately thought what an amazing space, looks a but like the city but with a canal like Venice. It was only the smell and pollution that would keep people away. Otherwise my vision for the space is actually what is happening now. Unfolding before me, this great area has boomed in the last 5 years and this is just the beginning.

I knew in my heart that one day there would be Gondola’s , tours and all sorts of canal activities despite my husbands negative comments of ARE YOU CRAZY ?

I said maybe, but that’s what I saw 15 years ago, like anything else..things take time to materialize. Money is usually the first factor, who ? Then the rest follows. Once the WHO shows up, VIOLA – if you build it they will come !

Sitting right on the canal is the first of 2 rental luxury residential buildings, that are filling up.. I remember when they were breaking ground, people would pass by and say

“Who wants to live on a toxic site?” I said watch and see..  the area is and has transformed, again this is the infancy stage for the canal. Great things are happening and my office is right here in the midst of it all. My small brokerage spot is on the cusp of Carroll Gardens and Gowanus, right just 100 feet from the Carroll St. bridge.

I am so happy to see this and happy to read about the latest proposal of the Salt Spot,

Check it out – Salt Spot AMAZING is what comes to mind I cannot wait for this to happen, well we all know it has to go through phases before it comes to fruition but at least someone is working on it ! KUDOS.

I’m 50, I can’t even believe it..

This week I turned 50, I almost stutter saying it because I totally just do not even believe it. I spent some time reflecting on the last 50 years, and came to this conclusion.

I am blessed, everything I set out to do I did, and or am in the process of doing. My amazing son is turning 11 Friday, he is such an amazing soul. He is special, loves unconditionally and so thoughtful I could not have asked for more. My husband is great, supportive, caring and at times annoying but overall exactly what I asked for.

At 50 I can attest to the Law of Attraction, how it works, how it needs to be used and how important it is to be able to say I have mastered my life. I am in the drivers seat and all along I have been attracting exactly what I was emanating – good or bad.

At times, we think this is gibberish, it is not. Through time it has been proven, whether you believe in God or the Universe, or your inner magnetic core.. it’s all the same.

Ask and ye shall receive, or better yet – “your wish is my command” with the Genie in the bottle ! The path is a clear one, once you stop. FULL STOP. Listen, & look  the signs are everywhere, you are your only constant in your life so it’s time to take control.

At 50, I realize that despite what life threw me I always looked at the brighter side, for those times and moments, I was able to see the light..understanding that may not have been all that clear but I am a firm believer that WE are here for each-other, we are all connected, we are all from the same cloth. We are all destined to have what we want and as much as we want – but you need to believe that, own it and feel it.

I’m feeling great at 50, my business is growing at my pace, not anyone else’s – it’s too easy to get a job, I love what I do, and God is placing just the right people before me to help me with the “how”, So I take this moment to thank you all for being in my life, on this path with me, to those that help along the way extra gratitude for answering the call.

To all the younger generations, all I can say is – stay on the right path, follow your heart, share your passions and fearlessly abandon fear. YOU CAN DO IT.

2018-2019 year will bring new horizons for me; podcast and my coaching program will be launching.. achieving my goals my way. The only way I know how.

The art of closing….

The art of selling, and closing go hand in hand, is it about the stronger personality? or is it simply being able to negotiate, never accept NO for an answer, there is always a way to make a deal happen … that is what I was taught. No does not exist I was once told in 1992..ish working in a high end travel planning company. The moment you accept NO you are done there is no where to go from there. At first I thought WHAT , that is so not possible NO for sure exists people say NO all the time.. it took me a while to actually process that statement. She was right.

So when I saw this ad, I could not resist but to comment on this caption, we are always selling aren’t we, from the moment we wake up to the moment we go to sleep.

Things that make me say hmm, lets shift this perspective a moment to …the close, the outcome of the call, the outcome of the conversation, that is the close. Every pitch or sale or conversation has a close. .. a close can simply sound like how about we stay in touch. How about I send you my card, how about we talk in a month or so .. even if the caller says I am not interested in buying what you have for sale you still go to close.

Closing isn’t always about money. Money however is the end game to profit and compensation for when you close. Keep in mind that this caption is simply pointing out that one of the two will be the “closer”. If you are in sales you want it to be you the majority of the time. So selling stocks is similar to selling Real Estate, they are both investments. There are some differences of course, but the the end result is closing so that you can earn a living in any sales environment. Dr’s are always selling new drugs, Dentist is always giving away and selling dental products or promoting a particular brand all sales – Real Estate, we do more than sell – we serve. When you serve – you close, because it’s not a hard sell.

So when and if you are in this moment of time when you need to close just shift your perception to serving the client and treat it like an ongoing event, you will close all of the time.

Some people have a hard time with selling, so I am creating the best coaching program to date. It’s in the works and will be made public this year !!!

So the close is the art of the sell, isn’t it? The pitch is the new “marketing message”, the law of attraction is always in effect, so what you say will determine where you wind up.

So this caption to me simply means one person is going to end up on top, who’s it going to be?

AI, is it the future of Real Estate?

This topic has been floating around for quite some time, and I know so many people that suffer from limiting beliefs, that they think AI will be run them out of business. and I scratch my head and think, WOW these people must have NO value. That would be the only reason they feel like this. They need help releasing that immediately. (I can help call me).

I recently ran into a colleague, small brokerage firm in the area and she uttered these words, fear of AI taking over and shutting everyone down, I could no resist my desire to laugh, and think that this comment was just as ridiculous as the comments made when the WWW was made available to us. I have an extensive travel planning background and boy o boy, when the web came about so many were frozen in fear.

I think back to 1992 and so many said the same thing, the ones that believed the web was going to destroy them, it did. THEY ALLOWED IT TO. YOU are the only constant in YOUR LIFE, and YOUR BUSINESS. AI is a tool, another amazing tool that goes hand in hand with humans, created by humans to assist US to work smarter and not harder.

AI is not the future of Real Estate, Real Estate will always be a mixed bag , we will integrate AI when needed, and apply the human emotional touch the rest of the way. IF you are working in the residential sector of Real Estate, people buying a home may use AI to search so if all you do is search then YOU ARE DONE. You have NO VALUE, therefore clearly you would feel that you will be replaced.

IF you have no skills, no vision on how to use it to your advantage or are short sighted and not wanting to invest, then YOU are closing your own business down. I run a small boutique Real Estate firm, I love it, we are all like minded individuals, with huge hearts for what we do, I run a very professional shop, top of the line marketing and advertising, the full platform, I do not like certain platforms and let my agents know that, we are a professional outfit, custom tailoring to the clients needs all the way, using AI to assist.

I have voice to email for voicemail so you cant say you didn’t get the call AI is amazing for that. PEOPLE, HUMANS they want US they want our expertise, our value, our understanding of Real Estate. We are a small firm that packs a huge punch, and we can compete with the big guys because I once worked there and know that they do not do it different, they just talk more about it. SO if you want the human touch, the heart space, the professionalism that comes along with buying a home for you family, come chat with US.

We LOVE what we do, we are human too, we have families we live in Brooklyn and we are all New Yonkers from birth. WE speak multiple languages so we can understand you.

Off the cuff Real Estate w/ yours truly

So its Sunday, April 15th and its freezing outside. So not only are the trees having a hard time blooming so is the Real Estate market.

So many people have been marketing “Spring has Sprung” and nature is wondering where? and so am I.

I love what I do, I truly do. Where else can you meet interesting people that don’t show up when they say they will or swear they have awesome credit and when you run their report they forgot to mention a bankruptcy.

Or they never say they have a dog, then when they come they decide to say hey by the way I have a therapy dog and it’s a pit bull. It strikes me odd that all of a sudden all therapy dogs are pitty’s .. things that make you scratch your head and think where can I get a certificate like that?

Where else but Real Estate can you meet so many tire kickers so many people that just like visiting open houses for the “fun” of it just to see how others live?

Humans are so basic and curious, right all we want to see is how others live so we can compare it to our own habitat.

I love what I do because it is interesting to observe people and just tap into the energy or lack there of and know what’s what because I just simply know.

This journey in this field has brought many humorous moments, many frustrating conversations, and many amazing connections. So I am grateful to have met so many different people over the last decade in Brooklyn and that’s what fuels me.

By the way I will be compiling my stories into a short story book self published soon, because I just have to share them it’s a must, and I bet you will be cracking up, and after all why be on the journey of life and not share my hysterical stories with you? I can not even think to keep them to myself forever and ever.

Of course no names will be released and it will be a book based on true encounters, brace yourselves for an off the cuff experience with yours truly.

Demystifying lead generation sites..by IMMA GIOCOLI

I’m sure you are tired of so the overkill of lead generation sites, but you wonder about them, do they really work?

Well the answer is yes, they provide leads some sources have vetted leads others capture anyone that is searching and categorizes them as leads. They do deliver “leads” cold leads. ( best lead source are qualified buyers from a bank source a lending source).

The majority capture “buyer leads” .. buyer leads are tricky, not sure if they are even qualified to purchase, or if they are just dreaming and surfing. Like myself, I’m on Realtor.com everyday looking and looking and sometimes inquiring I have an inquisitive mind and like to know what’s happening everywhere in Real 🏑 Estate..because that’s what I love to do.

I’ve had long conversations with 4 lead generation companies so far and find that they pretty much all do the same thing, and although you may think you are buying a “zip code” or “territory” it’s certainly NOT exclusive …even if they say we only sell it to ONE agent that might be true on their end but there are so many others selling that same zip code. So buyer beware.

Now, there are some up sides to a couple of these companies who are using algorithms and meta tags and a whole bunch of spy πŸ•΅οΈβ€β™‚οΈ ware to decide if someone’s selling or buying based on shopping habits , whether they buy diapers, or cigarettes and then they make mathematical calculations.. it sounds all so amazing and fancy.. to some very sexy. BUT if you are not skilled at closing you better be ready to just call people lots of them instead and the then the odds will tip in your favor..

So is it worth $750 a month for a lead generation source or system to subscribe to? Some keep your stuff when you leave them, some don’t. Some Sell you the leads, vetted or not….and the same areas are in fact sold to many others, if you don’t have experience or skill to close a lead or don’t fully understand how to categorize leads then guess what you can’t capture the lead, that’s the part they leave out.

So yeah yeah it’s less time consuming but it’s more costly, what else do you have when you first start out but time? Get out there , canvass your areas, knock on doors, talk to people, buy a calling list…infousa, and just call 100 calls a day, someone is going to sell eventually and be sure to use a great CRM to keep it all tight and together there are so many amazing ones..

Because the one thing that none of them were able to share with me was the rate of return, ROI, the how many closed the cold hard facts .. the majority of these companies when asked all say the same thing.. it’s up to the agent and what they do with them..so at the end of the day, you can get leads , plant seeds, grow your farm and market like you should be, in person, at places, go out and volunteer at church or temple or school or wherever and get the leads that count. HOT LEADS your areas are full of them all the time, expired listings, mls, for sale by owner .. really? YOU CAN DO IT .

People you know, people who trust you and people who know you, in the end it’s a lot easier than thinking this is a robotic business where you pay monthly, and it’s going to generate magic.

There is no magic wand, or pill.. success happens when YOU stick with it, YOU do what YOU have to do even when you do not feel like doing it.

Success is measured in many different ways, and although these companies do deliver what they promise, a farm, an area, a list, contacts, and some vetted, some not … be weary where you spend your money πŸ’° because in the end it’s up to YOU and YOU alone to make it happen.

So if you don’t plan to make calls, market and network then I hate to tell you, you may as well hang up the license because the paper itself will not give you an ROI. Demystifying The Real Estate Business..by Imma Giocoli

As a Broker and having been an Associate Broker in the past I have gained some very important insight on the biggest reason people fail to succeed in The Real Estate Business. I want to share with you all my observations so that perhaps we can have a unified shift of perception and things will fall into line or make better cents πŸ™‚ .. ha ha.

First I must add this is my 2nd career, I traveled the globe and the on the Concorde so I am dating myself, my last life was in the world of high end leisure travel planning and corporate travel planning..I was fortunate at a young age to see things first hand and from many different lenses .. from foreign countries and different states.

When I entered the world of Real Estate, I understood it. I got it. That’s what I thought. How can I not, my Dad owned his own home and other properties this should come natural I thought. The only natural part was the ownership part but not the intricacy of The Real Estate Business. Here goes. REAL ESTATE is not just a license – the license is just one easy step, one small part, one test, one class and VIOLA you have the GOLDEN TICKET cha ching – CHARLIE we did it !!!  That is what most people think and feel once they pass the test… then only to realize there are alot

That my friend is barely the beginning, The Real Estate Business is like entering into business in a field that is HUGE, VAST and has many variables. It’s like waking up and saying I want to open a Sneaker Shop, or Shoe Store or Super Market or a Restaurant.

There is NO DIFFERENCE, except you don’t need a license to sell shoes. IT IS ALL SALES. SALES REQUIRES KNOWLEDGE. Your store, your brand is your store and it has to have INVENTORY, in Real Estate the INVENTORY is YOUR LISTINGS – YOU SELL REAL ESTATE. Condo, Co-op’s, Row-house, Frame Homes, Multi-Family, Mixed Use, Brownstones, Townhouses, Colonials, Splits, Ranch, Center Halls, and OMG the list is almost endless.

So if you enter Real Estate with a license all that means is that you have the POTENTIAL to SELL A LOT or SELL NOTHING. YOU can represent MANY people. So that you can SELL many different types of properties. SELL SELL SELL- LIST LIST LIST – Real Estate is ALL about your inventory, in your shop. Regardless of WHERE you hang your hat, this is a relationship business and people need to trust you, and they trust you by knowing that you KNOW YOUR BUSINESS, and how you know your business is by knowing the number one thing in sales this is so basic, guys and gals this is Sales 101- PRODUCT KNOWLEDGE. If you have no product knowledge you have no inventory, if you have no inventory you have NO BUSINESS and NO BUSINESS means NO PROFITS.

So, regardless of whether you suffer from a limiting belief syndrome, of the Brand, the Brand or the platform the platform, neither a BRAND or a Platform can produce for you the relationships that are required to land inventory that is needed to make a sale or rental.

So FREE yourself now and STOP THE GERBIL EFFECT, and realize that YOU are the only person and constant in your life and that YOU need to know WHY you wish to sell Real Estate. Real Estate is not a job, its a profession, and you have to master it like any other. So I ask, would you open a restaurant if you do not know how to cook? Would you open a shoe store if you have no knowledge of shoes? When people open shops they do market research, investigate, study demographics, learn inventory and do a lot of planning and marketing.

So WHY do you think Real Estate is any different?

This is an art, this is a business whether you are solo or within a brand or branching out. To me this is simple, this is the business and if I might add one of the best that exists .. just know the truths behind it, what it really takes to succeed, what is success to you. Also discover your WHY? It better not be money because that is not the future of the people. It has to be deeper – deeper to sustain the ups and the downs, deeper to show up everyday -deeper than just money – money is a profit, a tool a piece of paper printed daily.

SUCCESS – is a recipe of balance and measured individually. Don’t get stuck in the wheel.

Discover who you are, discover the truths about the business, discover the revolving door syndrome revolves around YOU. Discover a new way, a great way, an enlightened way…follow the path to less resistance and ASK yourself – WHY?

The art of co-brokering…. when it matters most!

As a Real Estate Professional it is always disheartening to me when “other” Agents block, or right out refuse to cooperate..not only because it is morally and ethically wrong but because its not a professional way to act. GREED is a low energy force and when someone acts in this fashion of blocking others to make the WHOLE commission the GREED ( low energy ) radiates through body language, and radiates through texts and emails. It is a dis-service to your client, to the other agents client and to the energy force that keeps feeding us. Remember the old saying, you get more bee’s with honey :).

There is NO NICE way to block people, NOW in the moment in which we have been heading, the current state of affairs in REAL ESTATE, the time when the market goes dry, the real survival time when GREAT Agents and Brokers survive and others fall to their knees because they never mastered the art of co-brokering. You all know who you are, you start to sweat! Fake it till you make it doesn’t work in this arena. If I may speak on behalf of all, No one likes that anymore – WAKE up – we all like honesty ! Who wants to be lied to ? WHO actually likes that? If you do drop me a line and tell me WHY?

It is easy to hog up the whole deal and make 50k instead of 25k I get it, we are all in the same game, but what happens when the tables turn, and the market is dry and you have a buyer and the listing agent blocks you? What you put out into the world is what you get back, people know this as karma, or just the universe delivering to you what you deliver to others, or a taste of your own medicine as we used to say in the 80’s ..so regardless of which words you prefer to use, this behavior is no longer acceptable in a professional environment, we sniff you out, we know the games you like to play and the people – the buyers, renters, investors can smell it a mile away – GREED. It actually hurts us ALL. This industry, people serving industry can feel those shock waves, because we are HUMAN.

The art of co-brokering should be rightfully categorized as an art, there is a balance, there is respect, there is a need for a buyer or renter for every listing, and when the market is dry like it is right now, I bet you wish you made the right connections and perfected the skill of collaboration and co-brokering…because maybe just maybe you would not feel the pressure of a slowing market. See creating a balanced professional arena, means developing relationships with every single person you meet, keeping great records, knowing who the leaders are in every area and reaching out, communicating and not being pompous and obnoxious because NOT everyone likes that.

In your time of need you might find yourself looking for a part time gig until the market heats up again where as the true professionals will skate right through turbulent times and rise to the top. So master the art of co-brokering which requires you to polish up your people skills, your market knowledge and more importantly your ethical and moral commitment to clients. ALL clients yours as well as others.

TRUST your Real Estate gut, make the right decisions, set the right intentions and make some awesome connections in 2018!
