Downsizing at Any Stage of Your Life…By Brittany Fisher contributing writer

Downsizing

We All Have Too Much Stuff!

Do you ever look around your place and realize there is just too much stuff everywhere? You are not alone. Clutter is everywhere. The average American household contains 300,000 items. We spend $1.2 trillion annually on nonessential goods. And while the size of your average U.S. home has tripled over the past 50 years, many of us still rent out offsite storage spaces to hold the things we don’t even use!

Downsizing is a lifestyle trend that involves decluttering and getting rid of the excess junk in an attempt to create a happier and healthier lifestyle. The practices preached by Marie Kondo in her bestselling book The Life-Changing Magic of Tidying Up all stem from the concept of downsizing. For many people, the act of downsizing isn’t just about getting rid of clutter. They also choose to relocate to smaller, lower-maintenance homes in pursuit of a simpler life.

No matter how you decide to downsize, it can be overwhelming once you actually roll up your sleeves and set out to do it. We tend to feel sentimental regarding our possessions. The hunter-and-gatherer parts of our brains sometimes tell us that we want to hold onto things “just in case.” Or, maybe the amount of possessions you have has gotten so out of hand that you feel dizzy at the thought of it all. Whatever your situation, use the following tips to make downsizing easier, organized and as stress-free as possible.

Making a Plan

You can’t just say “I’m going to clean out all my junk!” and expect it to just get done. You have to approach a big endeavor like this with a plan of attack. Having strategies, parameters and deadlines can help with the decision making process while enabling you to finish within a reasonable time frame. Plan on cleaning out one room at a time and start with the areas you know will be easy. For instance, the garage is typically where we throw things that don’t have much of a purpose in your day-to-day life. Starting in that part of the house and cleaning out old sports equipment or construction materials is a great warm-up to complete before moving on to the more sentimental areas.

If you have trouble creating an effective plan yourself, don’t be afraid to reach out for help. A professional organizer is an expert who can help you make tough decisions in order to complete your downsizing project in time. Prices for professional organizers can be rather affordable, but go up with their experience. For instance, in Brooklyn, the average price to find a home organization consultant runs from $400 – $1,100.

Never Say Maybe

When you ask yourself “Should I keep this?” the answer always needs to be either yes or no. Having a “maybe pile” of things just leaves room for doubt. If the item isn’t useful or beautiful, you don’t need to keep it. If you are the type of person who likes to hold onto things “just in case” you may need it in the future,  you can always buy or borrow a new one if you really need it that badly.

Organize as You Go

When you box up items to get rid of, be sure to clearly label each one with a shorthand explaining what that box contains. Being able to sort and organize without peeking inside will help prevent feelings of uncertainty that may arise if you end up needing to find something. Once you’ve decided to let something go, it’s best to keep it out of sight and out of mind. Even better, make trips to the charity shop or waste center as you go so you don’t have boxes of objects hanging around.

Most of us own more things than we really need. A lifestyle trend that bucks this habit is downsizing. When you downsize your possessions, you make it easier to keep your house clean and organized. Make a plan, eliminate the word “maybe,” and organize as you go to help the entire process go without a hitch.

Are we in a buyers market ??

Calling all buyers, investors and the likes.. if you were holding out until the market hit its peak, WELL here we are. Smart move. The best time to buy is always on the down never on the up. Buying on the UP is risky, the risk comes into play in the event you need to sell or move for business purposes. So let me explain.. buying on the UP swing, which is usually high-priced properties over inflated numbers and high demand. Assume you bought a home at the peak for 1M, you love your home and all and have a fixed rate mortgage and life is going good. All of a sudden – WHAM you company wants to relocate you to OMAHA,  just sayin.. the market now has peaked and is where we stand right now at roughly 14-20 pct . shift from a year ago that equates to a loss of 140-200k. See how that hurts, see how many people find themselves here every single cycle.

So let’s say it stops there … Now the buyers that have been waiting to jump in decide that now is the time and they get to buy the Real Estate you bought for 1M for only 800k, they then have an opportunity to see the UPSWING when the cycle shifts… So if there are any first time buyers out there call me, if there are any people relocating call me.

Let’s figure out a plan and strategy to get you to your next chapter in the book of life.

After all that is what we are writing isn’t it? As for investment properties mainly multi family they too have come down significantly and for investors that were once willing to take a 3% CAP rate or 4% are now in the 5-6% range because they know, they know the prices are coming down, down and more down to a point where it will make cents and perhaps many dollars. THIS is the part of Real Estate I LOVE – talking and sharing my very simple approach to what can be a complex matter. SO here we are buyers and yes yes the rate is higher BIG DEAL the inventory is priced where you can finally afford to have a home and not be subject to a landlord. DIVE IN and get a fixed rate mortgage for 30 years, ok the payment remains the same for 30 long years – you can pre pay if it allows you to and hopefully you’ve done really good at work and your income GOES UP in those same 30 years. Real Estate is a win win situation for those that know how to play monopoly ..

Anyway I’m an oldie, but goodie – I love people so I love what I do , yeah yeah we can all be annoying that is normal…but let’s not be stupid with our money – we need that to retire. So make wise a choice and choose Real Estate …

5 things I wish I knew …by Betty White our guest writer.

As we gear up for one of our fascinating events go from renting to buying in 3 simple steps ..Betty created this amazing piece. Enjoy the read and look out for the free event.

Buying property is always risky business, which is perfectly understandable. Such a large investment will always have life altering effects on you and your family. So, you should think it through as much as possible and make a plan of what you’re going to do. To help you out, here are 5 things you should know before buying a house in NYC. In addition to that, we’re here to help you answer any questions you might have.

1. Whether I should rent or buy a property in NYC

One of the first things you’ll need to decide when buying a house in NYC is whether you actually want to buy it. Even though this sounds like a bad joke, you’ll still need to put all the things on paper and make a rational decision. This is not about whether you want to buy a house in New York or whether you think you’re ready. It’s about cold hard facts and possibilities.

First, you’ll need to check out the standard requirements you should meet before buying a New York City home. Once you’re done with this, it’s time to focus on your budget. Don’t just take into account the price of the house you’re buying, think about the life costs and possibilities. You shouldn’t buy property in New York unless you’re planning to use it. Rent it, live in it or take it down to build something better, but you’ll need to use it, or it will just bleed your budget away.

Balance your budget before you decide to buy a new house!

2. I wish I knew who to ask about buying a house in NYC

Don’t be afraid to get your real estate advice from multiple sources. You can ask anyone, from your best friends to the old lady working at the DMV, but know whose advice to listen to and whose to disregard. In addition to this, you can get free real estate advice, as well as information on hot property deals at askimma.com. Even though the consultation is free, the information you’ll receive is priceless! These insights are gathered and evaluated by our team, so you’ll get only the best deals and the best locations. We’re here for you so you don’t have to be unprepared when buying a house in NYC.

Consult the local real estate agents before buying a house in NYC

3. You should check everything… twice

There are many properties which look amazing at first glance but turn out to be money sucking pits once you start working on them. This is why you’ll need to vet every house meticulously before you even think about buying it! If you need to, feel free to bring your own experts to take a look at each potential property. On the other hand, if you’re doing the evaluation by yourself, here are some things you should pay attention to.

Beware:

  • Asbestos – common in old buildings and highly toxic, this material is a big red flag when buying a property. Even small amounts of it in the walls can have serious and permanent consequences for your health.
  • Insects – or any small pests. They can cause structural damage to your house. Fumigating is expensive and makes your home uninhabitable for a period of time, which is in itself pretty bad.
  • Moisture – the main problem for houses made of wood in cities close to a river. Unfortunately, there are a lot of wooden houses in the City. So, when buying a house in NYC, check if moisture did any damage to the potential homes.

4. You should keep your friends close but your handymen closer

Buying a house in NYC is easier when you have some friends in the Big Apple. You can crash at their place while looking for potential houses to purchase. In addition to this, they can show you the ins and outs of the City. It’s good to have some inside information from people you trust, if for nothing else, then for which the best pubs to hit on Friday night are. Good friends don’t have to be your mates! Your NYC professional movers can also give you good advice about the city and the neighborhood when moving you in. Don’t be afraid to ask. If you’re having trouble finding the right moving company, we suggest usantini.com. They are reliable movers with a long experience in NYC relocation. They’ll help you move into your new home and give you helpful advice about New York.

However, nothing is as important for your property as finding a good handyman. A good handyman can be a blessing for your home, while a bad one can make things worse. So, once you have your desired NYC property, make sure you find reliable people to keep it together.

A good and reliable handyman is worth gold in New York.

5. They’re a lot smaller than they seem

New York is home to around nine million people and with so many people on such a small space, this city needs to make do. This is why most of the real estate in NYC is compact, rather than spacious. This may prove an issue for some homebuyers.

Since you’ll probably move from a much bigger place to your New York house, you’ll need to cut down on your belongings. There just won’t be enough space for you and all your things. A good way to rid yourself of some of the excess things is to have a garage sale before the move. If this doesn’t work as well as you’d hoped, you can always donate or just toss the things which won’t fit into your brand new NYC house.

On the other hand, what if you don’t want to get rid of anything? What if your items are of sentimental value or just too necessary to throw away. In that case, we suggest you keep your belongings in a safe storage facility. This is the best solution if you want to keep your items from harm’s way and out of your new house.

Most NYC houses will be smaller than what you’re used to.

Do you have what it takes..?

In a time where people are upside down, confused more now than ever and in a time where no one really knows what’s coming next.. do you have what it takes to carry on calmly..?

The climate is changing in Real Estate for new agents, who are not familiar with the signs or the feelings that float in the air..they might be feeling defeated.

You might be asking what signs..? You are not alone…there is a staggering number of licensed agents in NY and a staggering number of how many leave in the first year..how many leave in a down market and how many stick it out and make it..

Wanna know a secret?

I bet you do.. the secret to sustaining a down turn in Real Estate is simply knowing your market, delivering info in real time to your clients, do not over price to get a listing this is not the time for that, in fact lower it under the market by 2%.

Most newbies get lost because the majority have not grasped what this business is all about in a high market…so they are lost in the decline slide. Call me for private coaching. I’ll get you on track for a sustainable career..

So..when I ask do you have what it takes I’m not referring to motivation or drive. I’m referring to your skills, your eagerness to learn and your understanding of the current climate and discovering who you are and how to apply it.

I get emails all day from Real Estate pro’s.. price reduction, price reduction, price reduction.. look online all you see are down arrows..in 2008 things got so creative people paid for gym memberships or local ymca, or car raffles or some type of gimmick..you might be chasing the market ..STOP.

You might be saying ..how is this possible, inventory is at an all time low and there are plenty buyers..that’s simple. BUYERS are making wiser choices.

If you are a listing agent you now need to look at the other side of the transaction and vice versa.

Real Estate is not rocket science, it’s not open heart surgery it’s not easy, but it sure is simple.

So get to your email, write me, I have an answer for you.. first question is free.

NYCbuildings

How to buy an apartment in NYC? alt. A building.

If you are asking yourself how to buy an apartment in NYC – you are in the right place! And yes – we will give you an answer! Keep on reading, and learn all about the real estate market in NYC and things you will have to deal with!

Make a decision

Many individuals rent their apartments. And for a good reason. NYC real estate market is no joke. It is quite hard to find an apartment that can meet your criteria. And above all that – apartments in NYC can cost a lot. A lot. Opting to buy an apartment in NYC is not an easy decision to make, so make sure you think about it twice before making the final call. It is a serious commitment, and when it comes to commitments – you need to know what you are doing.

Figure 2: Your real estate agent can help you buy an apartment in NYC. Alt. A girl negotiating.

RE-AGENT

Find a real estate agent that can help you buy an apartment in NYC

Buying an apartment, house or any other property isn’t an easy task to take on. It really isn’t. You will need all hands on deck. And when you have a solution to a problem – you should use it. In this particular case, the best thing you can do is to find yourself an agent.

Make sure you find an agent that you can trust and rely on. This person is about to become your right hand, and you will need to rely on it. Making calls, planning, researching – your real estate agent can help you with each and every of these tasks. You can buy an apartment without an agent, but is it a smart move to make? Not really. Not if you aren’t a real estate agent yourself. On the other hand, if you find yourself an agent, such as Imma Giocoli, real estate agent that is local and knows NYC – you will enjoy this whole process.

Get informed

And on time. Having all the necessary information will make this whole process much easier on you. Start by doing some research. Give yourself some time and space to think about everything. There will be many topics and angles to consider, so make sure you do it the right way. But, don’t worry. Since you are here, at askimma.com – you are already on the right path! As Imma Giocoli, broker owner of Tyler Vincent Real Estate Inc. at Carroll Gardens says, your agent can help you a lot at this stage. The consultation you can get with Imma and her team is free, but the information is priceless.

Investigate the market

If you want to buy an apartment in NYC – start looking at some open houses. Find out what you can get for your money’s worth. Get some ideas. Research the possibilities. There are many paths in front of you, and you should do everything that is in your power to choose the best possible option.

Prepare yourself financially

Yes. Do it. And do it right. Buying an apartment isn’t a joke. Even if you have your money ready, this is going to be a serious investment, so make sure you prepare yourself the best way possible. Consult your landing officer or bank before making any calculations (if you are planning on landing). Think about your life. How is this purchase going to affect it? Make sure you ask yourself some questions. And then – make sure you provide some answers for yourself.

Figure 3: Calculate your budget. Alt. Coins.

MONEY

Compromise

Because you will have to. The real estate market in NYC is big and confusing. But, everybody knows one thing – apartments are expensive. And small. No matter how much money you have or are ready to spend, you are almost definitely going to have to compromise.

Be creative and play it smart. Maybe you can find a place where you can store your belongings and opt for a smaller apartment. There are many things you can do in order to make this whole process easier on yourself. Just think about everything in advance.

Negotiate

Even if your real estate agent does everything for you, you are the one to make the final call. And when it comes to negotiating – we advise you to be a part of it. Don’t be shy. Once you go through this process, it will get easier, and you will get better at it. No need to worry. Fight for the things you want. And if you want to buy an apartment in NYC – you will have to give it your best. Your agent will advise you how to do it. Use every trick in the book, and we are sure you will get the most out of it. And once you get the deal you wanted, you will be more than happy with your choices!

Figure 4: Small space? Sometimes it is the right choice to make! alt. A living room.

SMALL-ROOM

Redecorate

Before you find someone who can help you relocate to NYC, make sure you finish all remodeling and redecoration projects. This way you will save yourself a lot of time and energy. You will not want to move in, and then to have to move out. No. Do everything at once. Make your apartment beautiful as soon as you buy it. It will not only save you some money, but it will also make your new space feel like home. And who doesn’t like that?

Take some time off

All these tasks can be quite stressful. And before you let all the anxiety kick in – make sure you give yourself some space to relax. There is no way around these tasks and worries, but you should think about your own wellbeing first. Your health comes first!

If you want to buy an apartment in NYC, and soon – it is time to start planning. Make sure you consider every angle on time and avoid rushed decisions. Stick to your time and schedule. Don’t postpone your tasks, and give it your all! In the end, you will be more than happy with the end result!

2018 – What is up with this energy flow?

Not sure how you feel or whether it’s just summer heat but the energy flow seems to be off. Similar to 2008 so maybe the number 8 isn’t so magical after all. If you all remember 2008 the “collapse” of the Real Estate market, the stock market plunge and the birth of many new Millionaires. (the cup is not always half empty).

To some 8 reflects infinity, for others its just a number. Everywhere I go there seems to be some type of negative energy source, be it a dissatisfied local resident, or some judge on a tennis panel.

For some, major life shifts, lots of litigation and OMG mercury was in retrograde for those that know what that means it feels like it has yet to level out despite it ending Aug 19th.

For me, it’s been litigation issues that are nearing 2 years old and causing much frustration in what would seem to be a pretty much open/close case.

Justice?? Does it exist ? Anyway I’m happy to end the first half of the year and head to the end of 2018, change the energy flow and focus on bigger and brighter things. This year appears to be a make it or break it year, that sorta energy in Real Estate, some properties move and others sit around, lots of rental inventory but lots of renters too.

Way too much confusion in the media about Artificial Intelligence, and platforms that will replace people, and doom and gloom and doom and gloom making it very challenging to stay uplifted so I say TURN IT ALL OFF. When you do guess what happens..life appears to be normal.

However we are living in a time of sensory overload, info overload, most of it is not accurate, alot of it is misleading, and the worst part is that if you have enough exposure you can really damage people.

We are living in a time where everyone wants to make a point, take a stance, prove that they can be or do whatever it is they want, dump traditions, history and courtesy? Dress codes, gone. They may as well allow football players to wear skirts.

Flip flops at work ? Really when did a 99cent flip flop become acceptable office attire..? Men can’t even look at women anymore – everything has been elevated to a crime and by gosh we are still only humans, our DNA our mother board and our existence is still the same- human .. mix that all in and we have one craazzy, mixed up, confused 2018. I know I’m not that unique where I am the only person feeling this. I do have a heightened sense and I can usually feel things before they happen BUT really even the most removed person is talking about this being one crazy year.

Share your crazy 2018 story here – whether its personal or professional, major or minor, legal or not – I would love to hear about it. Clear your mother-board. Take a break and rax-dude as my son would say.

Keeping it clean – De-cluttering by: PIXABY-Kristin Louis

Keeping it Clean and Decluttered: Staging Tips for Busy Parents

Preparing a home for sale is a tall order for anyone. For homeowners with children, keeping a house ready for showing throughout what can be a drawn-out process is nothing short of amazing. If you’re a busy parent with responsibilities at work and home, it may seem like there’s never a moment’s rest. After all, the demands of raising a child and meeting the expectations of homebuyers are about as opposite as they could possibly be. It’s hard, but it can be done. Here are a few tips to help get you started.

Kid-friendly storage

Your kids demand your time every day, so it’s wise to make things easy on yourself by keeping as many less-involved toys or stuffed animals out of the way in kid-friendly storage on hooks or in shelves. It’s a good way to stay ready for those last-minute showings.

Play outside

Most of the time, a busy parent can’t wait to get home and stay there after a busy day. Instead, take the kids on errands and use excuses to get them out of the house. Get to know the local library and, when the weather’s nice, let the little ones wear themselves out in the fresh air. Spend time at the local parks and let the kids work off all that pent-up energy in the great outdoors rather than indoors. Don’t be shy about encouraging the kids to enjoy some video gaming – this is one time when it’ll work in your favor. If family members live nearby, try sweet-talking them into spending some personal time with their young relatives.

Toy strategy

A floor covered in Legos or Jenga pieces is a nightmare scenario for busy parents trying hard to stage and show a home. These are popular toys and they’re excellent tools for spurring a child’s imagination and helping them develop motor skills, but when they’re left scattered all over they’re the very definition of clutter, the nemesis of every serious home seller. Be careful to carefully pick and choose the toys you’ll pack and the ones you’ll let the kids play with while you’re staging. A good rule of thumb is to keep toys with lots of moving parts and pieces, as well as any loose clothing items, packed away in a storage area.

Vacation time

The less time your kids spend at home, the less chance they have to make a mess and force you to clean, declutter and re-stage for prospective buyers all over again. This is a good time to hit the road as a family, do some bonding and let your real estate agent show your home with no little ones to worry about. It’s generally considered a bad idea for sellers to be on hand during a showing anyway. If you’ve accumulated some vacation time, this might be a very good time to use it. You never know – while you’re away having fun together your home just might sell and your staging worries will be over.

Trying to sell a home is stressful enough. Keeping it clean, decluttered and looking good can be a real nightmare for a busy parent. It may require you to follow an unorthodox lifestyle for a while, but it’ll all be worthwhile when your home sells and you can move on.

Information overload … WT(*@$&*(%

I remember when the internet , the as we know www was made public, yeah yeah I know I am dating myself. I immediately was like HOLY COW people are going to make Millions and they did, unfortunately I had many ideas and not one coding skill so I didn’t get a chance to reap those rewards yet, notice how I said yet.

Then I thought to myself, WOW this could be the beginning of the end of human contact.

I was always an advanced thinker my mind sprints I really should be employed by a tech company just to sit on a idea committee ..because I am light years ahead ..

Anyway, then I said wow people are going to be overloaded, confused, mislead and boy oh boy what a recipe for disaster….that was the flash cards in my minds eye before me, summer of 1991.

Faaassstt forward to today – it is exactly what I predicted – many people made and still make millions using the www, many people are mislead and misguided by information overload…who/what/where …why ?

The hardest hit, human interaction is by far in the dumps. Not only adults – children too.

They are not learning basic social skills, but yet head down in lap looking and staring at a screen for hours so that they can retreat into their safe zones and not explore.

Sad.

For me having been around people in every job, career I have explored I like the internet I do not rely on it for much information, but I do enjoy the speed of information.

BUT it will never replace the way I feel about human interaction, seeing people, touching, talking and understanding them comes from contact. Being human.

Emails are often misread more times than not, video games are killing brain cells, way too much information in multiple directions causing people to be confused about basic things like food. Then you wanna scratch your head and say … huh ..where did my life go?  Well it traveled right past you while you were surfing the web, confusing yourself and not living as simple as you possibly can, where you choose a machine over man to pick a doctor, a nanny, or even buy a house?  NEVER buy real estate online. You should never spend your money so carelessly, that is what we do – let us do what we do.

WHY ? If we all contribute to replacing humans, we are shrinking our very own existence .. less jobs for one. If we support only large corporations and entities we contribute to the many store front vacancies in our own community. If we think getting a referral from a machine and not asking a neighbor or a friend … wait or even just walk in and meet someone new see if you jive on your own ..we have already lost the battle.

So .. I say, try something new, put down the phone for half day, go out – talk to the corner store person, drop off a shirt at the local dry cleaner, grab an ice cream at the truck parked on the park block, stop in to see a local friendly real estate professional and just make contact in your community. Best thing yet, ask a friend for a referral to something, anything see what they have to say .. because at the end of the day if WE do not stick together, WE will not have a community that is warm and friendly, inviting and caring , welcoming and sustainable. WE will be living in silence, with no stores to shop in and children with no social skills. That is so against our very own biology.

Get out there and say hello to your neighbor… I am waiting .. 362 Carroll Street – Tyler Vincent Real Estate is waiting for you to come in say Hi and have some tea.

So you ask, what is Ghosting ?

Well if you think about a ghost, you know it’s there, but you can’t see it…sorta sums up what Ghosting is. It seems to be some type of trend, among those that feel their time is more valuable than your time. Is it just that they have no respect for other peoples time?

That is the question.

It has to be one or the other but both are negative ..right? Do onto others as you wish others to do unto you, in modern day times this is knows as karma, so then you might be asking WHY are so many people putting out this negative boomerang ? If Karma is real and that saying is true then you know it is sure to return in one way or another, in some shape, way or form.

This very topic brings me to shift for a second and say- WOW so many people have abandoned their religions for another form of religion and they say its the right way.. that  you need to be kind to mankind and one another .. but the actions are not behind their words, especially if they are ghosting and this goes for both sides – consumers and Real Estate Professionals, the ghost too.

I do not know of any one religion that ever spoke of ME-ISM , not one.  They all preach the same stuff, be kind, be good , take care of one another – we are all brothers and sisters..and so on and so on.

So WHAT is happening here and where is the disconnect? Is it an age thing? Not too sure because we all know that one bad apple can spoil a whole bunch ! So this can spread like wild fire. Ghosting is not sexy, it is not polite, it is not respectful and by gosh it will come back with a vengeance and you need to understand that attention goes where energy flows. I turned on the tele, and to my surprise they were talking about ghosting  and how people are not showing up for job interviews !!! WHAT ? Is there an over supply of work? The applicants are not canceling, re-scheduling either they are simply no-showing that is the term we used in the good old days – but back then you were NUTS to no show for an interview the world is small – every industry is TEENY TINY .. it will haunt you. In Real Estate by-golly this industry is so micro everyone knows everyone… I have emails from so many ghosts it is frightening to think that people think this is the right thing to do ? I am noticing more and more – we get inquiries for rentals with questions, we reply the person vanishes.

We even get blank inquiries – when we attempt to reply – gone – ! Poof like magic disappeared and never return… Why?

These are exactly the type of people you just don’t need to be close too because when karma comes back you don’t want that energy force anywhere near you.

So this is not a cool trend, hate to break it to you this is so not respectful, so not sexy and so not the right path. Everyone’s time is valuable especially in the city that never sleeps, we all could be doing other things with our time than spending it with ghosts. I am sure I can come up with at least 5 things I rather be doing than expecting a ghost to appear.

Get a grip, and practice what you preach .. be kind to mankind, do good and show up!

Brooklyn has always been a neighborhood of contradictions, but this is different. You can find everything that you might need in this part of New York. So – why not give it a chance?

It is time to start your search

Is it going to be a house or an apartment? This is a choice you will have to make, and soon. What you choose will affect the price and every other aspect. How? Buying house is almost impossible these days. Prices are going through the roof – and buying a home in Brooklyn can turn into a nightmare!

Hire a real estate agent

You don’t need to go through this process all by yourself. And even if you gather all the information needed to buy a home in Brooklyn, the chances are – you are better off with a real estate agent. They know the market and the ways you can get a better deal. Even if you come fully prepared, you probably aren’t going to get a good deal without a professional agent by your side. So, wait no more and find yourself one!

Calculate your budget

Before you even start looking for a home, you need to decide how much are you willing to spend. And even more importantly – how much can you afford? Put your finances on a paper and start calculating. Compare your income to your expenses. Schedule a meeting with a bank officer if you are planning on landing some money. Investing in a real estate is a big deal, and you should make only the right choices.

Mortgage

If paying cash upfront isn’t an option for you – consider mortgage options. Look for a mortgage lender with a good reputation and many satisfied customers. There are many options and deals to choose from, and you should consider them all before making your final decision. In the end – it is a long-term commitment.

Financial trial

Before you jump to any conclusions, try living with less money. It might seem silly now, but money can change every aspect of your everyday life. So – give it a trial. And let it last at least for one month. If you can live with less money – you will survive mortgage, but if you can’t – you should consider some other option.

Decide what features are must-haves

Create criteria and stick to it. Get a notebook and start writing everything down. Decide what you want before you start hunting for a home in Brooklyn. What features are must-haves? Do you want a backyard or maybe an attic? How many rooms are necessary? Decide on your criteria, and talk to your real estate agent about it.

Let your agent do the job

Buying a home in Brooklyn can take some time. Be patient. You shouldn’t wait too long – but you should wait just long enough to get the best possible deal. Prepare yourself for some negotiation. And – don’t be afraid of it. Once you do it, every next negotiation will get easier. Don’t be shy, and get yourself the best deal possible.

Once you get yourself a deal…

Check out the contract and homeowner’s insurance. Your real estate agent can help you with this aspect of buying a home in Brooklyn, so feel free to rely on him. Look for the red flags, and try to avoid bad proposals.

Sign the papers

Once you check everything out, and everything is in order for sure – it’s time to sign the papers. Soon you will be able to move in. And you should be happy – your process of buying a home in Brooklyn is almost over.
