I’m sure you are tired of so the overkill of lead generation sites, but you wonder about them, do they really work?
Well the answer is yes, they provide leads some sources have vetted leads others capture anyone that is searching and categorizes them as leads. They do deliver “leads” cold leads. ( best lead source are qualified buyers from a bank source a lending source).
The majority capture “buyer leads” .. buyer leads are tricky, not sure if they are even qualified to purchase, or if they are just dreaming and surfing. Like myself, I’m on Realtor.com everyday looking and looking and sometimes inquiring I have an inquisitive mind and like to know what’s happening everywhere in Real π‘ Estate..because that’s what I love to do.
I’ve had long conversations with 4 lead generation companies so far and find that they pretty much all do the same thing, and although you may think you are buying a “zip code” or “territory” it’s certainly NOT exclusive …even if they say we only sell it to ONE agent that might be true on their end but there are so many others selling that same zip code. So buyer beware.
Now, there are some up sides to a couple of these companies who are using algorithms and meta tags and a whole bunch of spy π΅οΈββοΈ ware to decide if someone’s selling or buying based on shopping habits , whether they buy diapers, or cigarettes and then they make mathematical calculations.. it sounds all so amazing and fancy.. to some very sexy. BUT if you are not skilled at closing you better be ready to just call people lots of them instead and the then the odds will tip in your favor..
So is it worth $750 a month for a lead generation source or system to subscribe to? Some keep your stuff when you leave them, some don’t. Some Sell you the leads, vetted or not….and the same areas are in fact sold to many others, if you don’t have experience or skill to close a lead or don’t fully understand how to categorize leads then guess what you can’t capture the lead, that’s the part they leave out.
So yeah yeah it’s less time consuming but it’s more costly, what else do you have when you first start out but time? Get out there , canvass your areas, knock on doors, talk to people, buy a calling list…infousa, and just call 100 calls a day, someone is going to sell eventually and be sure to use a great CRM to keep it all tight and together there are so many amazing ones..
Because the one thing that none of them were able to share with me was the rate of return, ROI, the how many closed the cold hard facts .. the majority of these companies when asked all say the same thing.. it’s up to the agent and what they do with them..so at the end of the day, you can get leads , plant seeds, grow your farm and market like you should be, in person, at places, go out and volunteer at church or temple or school or wherever and get the leads that count. HOT LEADS your areas are full of them all the time, expired listings, mls, for sale by owner .. really? YOU CAN DO IT .
People you know, people who trust you and people who know you, in the end it’s a lot easier than thinking this is a robotic business where you pay monthly, and it’s going to generate magic.
There is no magic wand, or pill.. success happens when YOU stick with it, YOU do what YOU have to do even when you do not feel like doing it.
Success is measured in many different ways, and although these companies do deliver what they promise, a farm, an area, a list, contacts, and some vetted, some not … be weary where you spend your money π° because in the end it’s up to YOU and YOU alone to make it happen.
So if you don’t plan to make calls, market and network then I hate to tell you, you may as well hang up the license because the paper itself will not give you an ROI.
