The art of co-brokering…. when it matters most!

As a Real Estate Professional it is always disheartening to me when “other” Agents block, or right out refuse to cooperate..not only because it is morally and ethically wrong but because its not a professional way to act. GREED is a low energy force and when someone acts in this fashion of blocking others to make the WHOLE commission the GREED ( low energy ) radiates through body language, and radiates through texts and emails. It is a dis-service to your client, to the other agents client and to the energy force that keeps feeding us. Remember the old saying, you get more bee’s with honey :).

There is NO NICE way to block people, NOW in the moment in which we have been heading, the current state of affairs in REAL ESTATE, the time when the market goes dry, the real survival time when GREAT Agents and Brokers survive and others fall to their knees because they never mastered the art of co-brokering. You all know who you are, you start to sweat! Fake it till you make it doesn’t work in this arena. If I may speak on behalf of all, No one likes that anymore – WAKE up – we all like honesty ! Who wants to be lied to ? WHO actually likes that? If you do drop me a line and tell me WHY?

It is easy to hog up the whole deal and make 50k instead of 25k I get it, we are all in the same game, but what happens when the tables turn, and the market is dry and you have a buyer and the listing agent blocks you? What you put out into the world is what you get back, people know this as karma, or just the universe delivering to you what you deliver to others, or a taste of your own medicine as we used to say in the 80’s ..so regardless of which words you prefer to use, this behavior is no longer acceptable in a professional environment, we sniff you out, we know the games you like to play and the people – the buyers, renters, investors can smell it a mile away – GREED. It actually hurts us ALL. This industry, people serving industry can feel those shock waves, because we are HUMAN.

The art of co-brokering should be rightfully categorized as an art, there is a balance, there is respect, there is a need for a buyer or renter for every listing, and when the market is dry like it is right now, I bet you wish you made the right connections and perfected the skill of collaboration and co-brokering…because maybe just maybe you would not feel the pressure of a slowing market. See creating a balanced professional arena, means developing relationships with every single person you meet, keeping great records, knowing who the leaders are in every area and reaching out, communicating and not being pompous and obnoxious because NOT everyone likes that.

In your time of need you might find yourself looking for a part time gig until the market heats up again where as the true professionals will skate right through turbulent times and rise to the top. So master the art of co-brokering which requires you to polish up your people skills, your market knowledge and more importantly your ethical and moral commitment to clients. ALL clients yours as well as others.
